Our vendor is going to sign a disclaimer on her new build because her solicitors are farting around. However they have still said they won’t be able to do this until next week, which we all are pushing back against as there’s no other reason for her not to sort it this week other than she’s purposefully being difficult. Hoping everyone putting pressure on her will get her to do it as this whole thing has been dragged out by her alone.

Funny seeing familiar names from past threads waiting to get offers. I'm hoping that some sort of miracle happens and we get to exchange today. But after 4 days of radio silence from our solicitors I'm not holding out much hope. We were meant to complete Monday but they're dragging their heels to the max for some reason!
Life is too short not to love what you do.

Today is the end of week 12 for me, and my house sale/purchase.

My new buyer does seem to be progressing with pace though, and has purchased the searches carried out by my first buyer (which will have saved a load of time), and his mortgage offer was imminent, after desktop valuation was carried out. The contract is with his solicitor now for checking, and subject to any enquiries, we could be at the stage to start looking at E/C dates.

My vendors have extended their onward mortgage offer till the end of September, at which point they'll have to renegotiate at the increased interest rates, but hoping we can potentially be sorted and moved within the next 2-3 weeks at the most.
  • Got ours over the line. It's been a tough few days.
    Also going in next week.
wow what a turnaround in 2 hours!

It was actually an overnight, but yes.
From zero to hero if you will. Quite honestly, we went through a restless night wondering if we should just pull out. Has left a bitter taste in our mouths if I'm honest.

I can't see the vendor doing anything for us, whereas we fully intend to do everything we possibly can to make our buyer feel welcome. We're currently pulling together a list of useful things to know.

Ugh we were hoping everything was pretty much done on our sale but buyers solicitors want us to pay for their indemnity policy for a shared access way...they are having a laugh!! They also want a sworn statement that we have never had an issue with access (which we haven't)...we never bothered with such a thing so no idea why their solicitor wants it. Happy to do the statement but not pay for their indemnity policy...our solicitor said they are trying it on.

Signing on Tuesday, hoping to exchange/complete by the 9th of September but we shall see!

Been sick with anxiety all week, and it's starting to look like our mortgage offer will expire on the 7th October before we even exchange. I've heard lenders are refusing to extend offers in light of interest rates increasing so much.

Offer was accepted 2nd March, initially aiming for May, didn't happen. Then June, then July... We started insisting it had to be August, because my wife starts a new job and we need to move. And still nothing...

Last week it was revealed that our vendors' solicitor is leaving the firm and no one has been able to get in touch with her. Our vendor has no idea where things are with their onward purchase because they've been unable to get through to their own solicitor for weeks. Their estate agents has collapsed and disappeared.

Vendors' firm has now told our solicitor that they need another week to transfer the case internally before continuing. I know that our part is all done, they just need to review some forms from the Land Registry and we're ready to exchange. But we have no idea what's going on up the chain.

It's a chain of three people! What's the delay?! How can solicitors be allowed to blank their clients and work for months and continue on scott-free?!

To top it off, our landlady said today she wants us to either sign a new tenancy agreement or leave after our contract ends on the 12th October, putting us in another serious bind. We don't have any friends or family to stay with, and obviously don't want to sign another rental contract while still hoping this transaction might complete. We're stuck.

I'm just so tired of this whole thing. I've been anxious for months but just sat right, telling myself it'll get done... And now it looks like it won't and we have nowhere to live. Any other mortgage will cost us hundreds more a month. We've been bent over raw about the whole thing and the feelings of powerlessness and lack of control is stopping me from sleeping and concentrating at work. I just hate it.

My goodness you poor thing!! This sounds horrendous!! The estate agent should be chasing this for you...have they collapsed did you say? Surely your solicitor can contact the other parties solicitors and find out? You need to ask to speak to the senior partner in the firm and find out what is happening...I agree its outrageous that they can do nothing on a case for ages and yet still keep the clients business...ive never heard of another industry where the client is totally powerless to do anything...I've lost count the number of solicitors I've dealt with for house moves that get so sick of us chasing them that they ignore our calls...but unfortunately unless you hound them you don't get anywhere! In your position I'd be ringing daily to find out what is going on...they will get sick of you soon enough and do something!

Yes, estate agent has vanished. The original agent dealing with the transaction let us know she left the agency, we got a call weeks later from someone there who said he hadn't realised this transaction was still going on... I then tried ringing them last week only to find that the phone was disconnected, website taken down, and accounts on Companies House are long overdue.

I've been ringing our solicitor daily for a week now and had some luck in getting them to chase the vendors' solicitor with more rigour than before. But our solicitor will call, be told to call back in ten minutes, try again, be told the same... for days at a time. Our vendor hasn't heard from her own solicitor for weeks. We're all being held up because of it and there's nothing we can do.

If it was our solicitor who had decided to drop the work and !!!!!! off I'd be complaining to the practice manager and SRA, but since she doesn't represent us all I can do is keep hounding ours to keep hounding them. Which isn't very useful if they just refuse to answer the phone or emails!

Hopefully the case will be transferred over quickly and someone more competent will be driven to get it through. But to be honest by this point I don't think it's going to be done on time. The money and time lost is gut-wrenching. We're FTB and I just want to cry.
