    You honestly couldn't make this up.
    All ready to exchange this morning, spoke to my solicitor to give consent and arranged insurance cover.
    Only for the vendor's solicitor to notice the contract wasn't signed correctly by their client. Considering the vendor actually went into their offices to sign the documents, how they've only just noticed they weren't done correctly is beyond me.
    Here's hoping she can get back in there and sort them out today.
  • My solicitor has my signed documents already, my buyer’s solicitor has their deposit funds and is just waiting for their signed paperwork to be returned and we can arrange a date to exchange. Completion has been agreed for 31st August.. so, so close to the end but I still won’t relax until we have exchanged!

    I'm hoping for a bit of good news this week. Currently waiting to exchange contracts on our first (newbuild) home. Our solicitors have been great, can't really fault them. The developers solicitors, on the other hand, have been absolutely horrendous. We have been waiting weeks and weeks for them to respond to the enquiries raised by our solicitors. Every time we ring our solicitors or the Estate Agents all we get is "Yes we are aware, we are really sorry it's taking so long, I'll chase them up again". This has been going on for weeks and I'm at my wits ends. Our tenancy runs out at the end of this month and we've just found out that my mum has breast cancer. I'm so stressed - I don't know what to do! Any advice is appreciated.

    Try not to panic, and very sorry to hear about your mum. Developers solicitors are notoriously rubbish though (our vendor is buying a new build and I’ve had to force myself in to their enquiries as nothing was being resolved, so I feel your pain). Can you find out who the most senior person is at the estate agents and ask them to push it through? Also, your tenancy will automatically go to a monthly rolling contract after it ends, so hopefully that will help. When does your mortgage expire? We have used that as a bargaining chip to force people to do their jobs, which has helped.

    Thank you. It is currently getting dealt with by the director at the estate agent, he's a nice guy but a little slow too. Regretfully we handed in our notice last month thinking it would have been sorted by now as we were told the house would be ready to be moved into earlier this month. We've already extended our lease which takes us up to the 1st September but were unable to extend any further. Mortgage isn't due to expire until October - i'm bloody praying it doesn't go on for that long!

    Ah we did the same, we got told we’d be completing next week so handed in our notice (luckily it’s for 6 weeks notice as our landlord agreed to let us move our mid month). Our vendors all think our mortgage expires on the 8th September though, and I’m hoping they are working it out. The only thing you can really do is phone the estate agents constantly until they get so sick of you that they put more pressure on the developers. Our vendors had on enquiry for 4 months that has been done and then we found out it’s been done incorrectly, they refuse to do anything over the phone so it’s like an email ping pong game to get it resolved. I’ve managed to get the director of the estate agent managing its mobile number and email so I just send messages and emails to him. 😂 I’m sure he’s absolutely sick of me now, especially the fact I’ve threatened them with lawyers etc. mind you we had our offer accepted 5th February, so it’s taking the mick now. 
    Is there anyway you can speak with your landlord and see if they can be flexible with when you move out? Or is there anyone you can stay with while you wait? You can apply for a mortgage extension when you have less than a month left on it, we got ours through in a week. It gives you a bit more comfort having it, though fingers crossed you won’t need it! Good luck!! 
  • Just been sent an email from my Solicitor via my Property Administrator. Vendors have now suggested 26th August for completion, so they are now putting that date to the top of the chain (short chain). Finger crossed. 2nd attempt.

    Apparently they got one of the juniors to go round to visit the vendor and sort the signatures so we're all good to go now. Completion on 6th, just after we get back from holiday.
    Phew!

    Well I’ve just had to inform my solicitor that the estate agents website has gone since the start of this week, their email addresses don’t exist anymore and their phones cut you off, no idea where or who has the keys or if this will affect the sale 🫣
