    What do you do if you are due to exchange and complete on the same day with regards to booking removals? We’re still a few weeks aware from exchange probably but the longer it drags on, the more likely it’ll be close between exchange and completion but how do you go about getting a date set and booking stuff? I don’t want to get my hopes up and book a remova company for it then to go to pot and lose all my money. Most companies we’ve spoken to only allow a change of date (not cancellation) up to 48 hours before without losing money
    We exchanged and completed on the same day, although it wasn't planned. We already had the completion date set for a few weeks, so we knew that was the aim date and booked everything for then, a van and days off work etc We just stuck with it, get plenty of updates from solicitors to ensure it will complete that day. All three in our chain agreed to that date in advance and no one wanted to change it. We were hoping to exchange a few days before but ended up being the same day, which makes it a long day so be prepared for a lot of waiting around for money to go through and to get the keys :)

    We've given aimed completion for the week beginning 25th July, but seems upon reviewing the solicitor's many, many documents, they want their fee and stamp duty money prior to completion. (I thought it came after.) I'm a little miffed as I did ask the solicitor if they needed anything else prior to completion previously and they said no (as partner is away for a week and won't be able to pop funds across as easily in his absence).

    It's not the end of the world, but it's frustrating they didn't mention this. Happy to pay fees in advance of completion, if they'd let us know the amount so we can do it. Urk! Don't want to hold up the chain if we can help it (not that it's a huge hold up, but we're all eager to get going!).  :s

    They usually finalise the completion statement closer to the time. Solicitors also don't want large amounts of money a long time in advance.

    Thanks! Learning as we go. I was just surprised they didn't mention as we were clear in what we needed to know/what they needed to make things happen to specification.

    Sent the 10% today and managed to sort completion statement so it can (hopefully!) go ahead quickly! :)

    Four weeks in, mortgage offered and all searches and surveys done. Enquiries being raised tomorrow.
    They are mostly legal questions as it's a second-hand new build (8 yes old) so the deeds are very waffley and I think need a few point clarifying. I'm hoping these will be dealt with quickly by the vendor's solicitor as they also handled the vendor's original purchase of the property from the developer and do seem pretty efficient. Fingers crossed!
  • First time buyer. No chain. 
    Got told today from our solicitors that searches and queries are done and they are just finalising the report to title.
    Anyone any idea how long till we move in? Need to give notice on our current rental house and we get married in 57 days so don't want it to get too close to that!

    Congrats on the progress so far. Enquiries always take some time and impossible to guess how long. Could be done in a week, could take months. If it's a second hand new build, with no new work done (eg extensions) then you would hope the enquiries would be short and straight forward. Depends on the quality of the information provided to your solicitors to date too.

    Usually they raise enquiries after search results have come back and the report on title has been sent to you. But it's not clear as you refer to "queries are done".
    Best to ask your solicitors what they think timeline might be. Def should speak to them before giving notice. Better to have some overlap in purchase/rental then end up homeless!

I think there are 3 left to sort now. Always more frustrating so close to the end as no one is still able to agree a date until it's resolved since it could take 2 minutes or 2 weeks!

    we transferred our deposit 4 weeks ago thinking we were very close - still no sign!!!!!!
