    Not sure if this is the place to ask, but could anyone explain in layman’s terms what the difference is between the searches and the enquiries? I know the searches are the local council part, but I can’t seem to get my head around what the enquiries part will entail 😄

    Enquiries are questions raised with your seller via their solicitor.  Essentially questions - could relate to the title, the property, details in the searches, or something you are particularly concerned about yourself.  Your solicitor needs to be satisfied that all enquiries have been satisfactorily addressed (on your and your lender's behalf if you have one) before being ready to exchange contracts.

    The enquiries on our current purchase were all pretty banal and largely inconsequential and easily resolved in a matter of a couple of weeks.

    Good luck ever getting through to them. We've got a handful of outstanding enquiries left. Vendors' solicitors sent yesterday afternoon. Taken 24 hours for my solicitors to confirm they received it, along with a comment saying they will hopefully review tomorrow.
    About to tear my hair out as we've made no progress since last Wednesday.
    We are in the same position. Everything else done yet a few enquiries left with the managing estate, no urgency for them to send them back and top of the chain threatening to pull out. Don’t know what to do other than cry out of frustration!

    18 queries sent over today, my seller has been quite prompt, how long would this take to come back, I wonder? My conveyancer said there was nothing concerning.

    How long is a piece of string? Depends what the enquiries are and if any third parties (management co, original developer etc) are involved. When we sold our house we had two lots of enquiries and both were responded to within an hour of our solicitor passing them on to us.
    Now we're buying, our solicitor sent across 15 enquiries last week, most of which are straightforward like "can you confirm you'll provide hard copies of certificates and warranties" etc.
    Likewise, the vendor has been quick to respond so far and our conveyancer said there's nothing out of the ordinary or onerous.
    We're hoping they might be back by the end of this week, beginning of next but that might be optimistic.

    Potential issue with my sale, when I chased the EA for an update yesterday. My buyer still hasn't had his mortgage offer through (joint mortgage with him and his wife) from his current lender, and its been about 3 weeks now I believe.

    His financial advisor is telling the EA that they don't understand the hold up from the lender, and there are no issues as far as they are aware. There is pressure now coming from the top of the chain, but we also have a slight delay till 2nd August when my final local search is due back. I believe after that, we were aiming to start looking at dates for exchange/completion, so potentially mid-august.

    My buyer has approached another lender as a back up, and there is talk this lender may be looking to arrange a valuation survey of my property. But the EA is also suggesting she would make an ultimatum to my buyer that if they don't get things back on track one way or another by the end of this week, we put my property back on the market.

    This is obviously the nucelar option, as I don't want to go through the whole listing and viewing thing again, if possible, and doubt we'd get new buyer onboard and sorted quick enough to satisfy my sellers deadline of End of August.

    Just got to hope my buyer can either get his existing mortgage application sorted one way or another, or press the button on a new one which can hopefully move quicker, while we have this 2 week delay window waiting for the local search to come back.

    I really hope we can avoid going back on the market though.

    It's certainly not out of the EAs hands, they can chase their client and/or their client's solicitors to bend the management company's ear and chase things along, surely the EA doesn't want to lose the sale!

    Thank you I spoke to the EA AGAIN and they chased again for us. I hate this waiting game!

    I had this issue - management company were  taking 30 days to answer each and every little thing and my solicitor said it was down to theirs and their solicitor said we had to give them 30 days each time. In the end my solicitor went on annual leave and her cover wouldn't chase them either so with some advice on here I contacted them myself and got a reply within 24 hours, and finally exchanged and completed on the same day, which was the day I was aiming for. If you can contact them yourself I would.
