    Tentatively joining this thread!

    08/03 - property up for sale
    16/05 - offer accepted from FTB
    23/05 - offer accepted on New Property
    23/05 - Solicitors Instructed
    24/05 - Mortgage Application Submitted
    27/05 - Mortgage Offer Received (couldn't believe how fast it was!)
    07/06 - Sale contract documents signed and returned. Searches applied for purchase and lease pack requested for sale
    20/06 - Contract documents received, signed and returned for purchase and enquires sent off to vendor. Lease pack chased.
    21/06 - Survey done - nothing we weren't expecting a couple of extra enquires but nothing major. Lease pack paid for (Council claim they didn't get the original email request and once payment received 10 working day turn around, requested its expedited due to delay)
    29/06 - Chased lease pack as no receipt for payment or reply to expedition request. Lease pack received later in the day and sent to buyers sols
    05/07 - Email sent to our sols to confirm position on both sale and purchase. Enquires rec from buyer, replied immediately.

    All has moved so quickly I am tentatively hoping we could be in early August. But as far as I know our buyer still hasn't had their mortgage offer. We are waiting for a couple of searches on our purchase still and responses to the enquires but believe these should be in this week from sols feedback.

    We are at 7 weeks from accepting the offer on our property this week and 6 from offering on our new place so if we complete early August we are looking at total 11/12 weeks which would be amazing! Trying not to get carried away but might go a buy some moving boxes soon!
    Buyer has their mortgage offer and the last of our searches are in now so just waiting for the enquiry responses from our vendor! They had a sale fall through before we offered and were supposedly trying to exchange after only 6 weeks then the buyer went quiet and stopped replying so they said they would put it back on the market if no reply which is what they did.

    I now find it ironic that it is them that we are waiting for to be able to discuss exchange and completion dates, when they wanted weekly updates on progress so it all moved quickly!

    Hello all. Joining this thread. I'm in the middle of a 3 property chain. Waiting to exchange...it was supposed to be on Wednesday but still nothing. Solicitors and EA's not giving updates.

    Last I heard, Buyer side is ready but Seller side needs to sign contracts. Baffles me how long its taking to sign a sheet of paper.

    My stress levels are 10/10, I dont know what to do anymore  :'( I chase and chase, but nobody does or says anything. Its been 15 weeks now since conveyaning started and im mentally and physically exhausted. Reaching the point of giving up and not chasing anymore.

    Had a quick update from the EA sales coordinator last week (same EA selling mine and the one I'm buying):

    Searches have started coming back in;
    My buyers mortgage offer was imminent, subject to an ID check on his wife who he is jointly buying with;
    My purchase is moving slightly quicker than my sale, but hopefully the above will help catch it up;
    My Vendors are ready to go, just waiting on the bottom of the chain (my buyer, and me).

    Today is week 5 of the process since I accepted the offer on mine, so hopefully we remain on track from an exchange/completion by early August.
    Chased the EA today for an update, as its been a quiet week, apart from receiving a list of 'Additional Enquiries' from my buyers Solicitors, related to my house (all pretty standard, and I responded/returned them same day).

    Most searches are back now, only the local searches remain.
    My buyer still awaits his Mortgage offer, as his application has gone to the underwriter (mine bypassed that stage).
    Apparently he has also approached an alternate lender, either as a backup option, or perhaps as an attempt/threat to hurry up his first lender?

    Still nothing to worry about.... yet. Monday coming will be 6 weeks in.

    We went to see the house we're hoping to buy again to do some measurements. Vendor was nice and gave some some general updates on progress. You could see they had also been tidying up a few bits of DIY (which I was surprised but happy about). They've also started packing (even though we don't have exchange/completion dates). They also agreed to leave a few bits of furniture so we updated the TA10 Form with them.
    I'm now quietly confident we're not too far away. Will chase everyone on Tuesday for a proper update!

    What do you do if you are due to exchange and complete on the same day with regards to booking removals? We’re still a few weeks aware from exchange probably but the longer it drags on, the more likely it’ll be close between exchange and completion but how do you go about getting a date set and booking stuff? I don’t want to get my hopes up and book a remova company for it then to go to pot and lose all my money. Most companies we’ve spoken to only allow a change of date (not cancellation) up to 48 hours before without losing money

    We thought we were the bottom of a three property chain.  It was orginally a chain free purchase, then our vendor buying an empty chain free property.  Now today we find out after chasing for 3 weeks for dates that their purchase has a chain above.  Looks like most likely their original purchase fell through and now they are buying something else that is not chain free.  WITHOUT F******G TELLING US.

    Taking it in my stride as you can tell.  F*******G ****S
  • We've given aimed completion for the week beginning 25th July, but seems upon reviewing the solicitor's many, many documents, they want their fee and stamp duty money prior to completion. (I thought it came after.) I'm a little miffed as I did ask the solicitor if they needed anything else prior to completion previously and they said no (as partner is away for a week and won't be able to pop funds across as easily in his absence).

    It's not the end of the world, but it's frustrating they didn't mention this. Happy to pay fees in advance of completion, if they'd let us know the amount so we can do it. Urk! Don't want to hold up the chain if we can help it (not that it's a huge hold up, but we're all eager to get going!).  :s

    Looks like we might be exchanging next week. Had a lot of aggro with our seller deciding to leave personal possessions on the F&F that we don't want but are lumbered with it seems as they just shut down & get angry if the EA tries to sort it with them. I just want it to go through now. The proposed dates are exchange on the 15th with completion w/c 25th but the seller is being non-responsive after pushing us to move quickly?! Fingers crossed we get some sort of confirmation tomorrow as I'm having nightmares that they're going to pull out of the sale :(

    We still haven’t received our report on title even though the enquiries were answered a month ago and management pack received two weeks ago. We were promised we’d have it last week, then that we’d have it over the weekend, it’s now Monday and heard nothing. Asked estate agent to chase and they said speak to your solicitor, yet when the top of the chain chases us I get loads of emails and calls asking what’s happening. Fed up.

    Our solicitors have said our vendors have suggested a date of 29th august to complete. We’ve pushed it to 22nd august (as a it is a bank holiday and b we have to move out of our house by the 27th august).

    fingers crossed we can exchange this week! Finally!!!
