Been the longest weekend! Still fuming I had no update on Thursday afternoon from the solicitor. Means probably exchange Tuesday and complete Friday . Such a pain as I keep having to cancel time off work then rebook . The process of property buying in UK is horrific . Good luck to everyone over the next few days1

19/03 - Current house put on the market
26/03 - Open house due to number of viewing requests
30/03 - Offer accepted and MOS issued
30/03 - Conveyancer appointed for sale
02/04 - Viewed future home and loved it!
04/04 - Placed offer and accepted on the same day
05/04 - Mortgage applied for (NatWest)
06/04 - Conveyancer engaged for purchase
11/04 - Mortgage offer received and searches ordered12/04 - Draft contracts sent to our buyers
13/04 - Seller sent draft contract to our solicitor
Awaiting outcome of searches now…
Fingers crossed that everything goes smoothly! Our buyer’s offer was on the condition he could move in 2 months, which seemed optimistic to me and our agent, but we accepted nonetheless as we are keen to move. He doesn’t appear to have done much since 30/03 though and has only just applied for his mortgage which has irritated me a bit!!
Chain of 3, being FTB / us / vendor (moving in with daughter).Words of wisdom are very much welcome and will provide updates - this is our first property sale and we bought our current home from new so it’s all new territory for us!0 -

I chased weekly for progress updates . I think I’m paying for a service and entitled to communication . I feel like my solicitor wouldn’t contact me and pro actively offer information .Chloe010 said:

the last month for me has been every other day . I’m nearing my mortgage offer expiring and if it expires I will have to pull out of purchase due to the three base rate hikes since November .I think the frustrating thing is lack of communication and lack of urgency on everyone’s part .0 -
The problem is constantly contacting your solicitor especially early doors is because unless there is something to report it's a bit pointless & constantly answering emails every couple of days will delay even longer
As long as you are using a local solicitor where you can have physical contact, can pop docs in by hand if necessary etc then you are in the hands of the slowest person in the chain. The process is totally governed by the least proactive.
You can of course contact your EA once a week to get some feedback & if things aren't progressing as quickly as you'd hoped then they can go up & down the chain to find out what the delay is ..whether they can solve it is another matter .
One of the hold ups with our sale ( we aren't buying & our buyers live in rental round the corner from us ) is the buyers mortgage offer took 4 weeks to arrive. Thankfully in that time they organised everything else so they were pretty proactive in that respect.
Sometimes there isn't a lot you can do but wait for the process to slowly work towards completion & try not to stress as most of the problems will get sorted eventually but take time . Think of 12 weeks & that should be a good ball park figure if all goes to plan
We started our sale back last November but total cash buyers pulled out a day before exchange , 2nd in line offered the next day but had to start all over again .
From the 2nd buyer we are 6 weeks in & buyer wants completion by end of the month so we will see what happens1 -
Very sensible. Your point around mortgage documents is why I’m frustrated our buyer has faffed around for 2 weeks with applying for his mortgage, particularly when he is the one that has imposed a 2 month completion target. As we moved into our house 5 years ago, we have every single piece of paperwork so I can’t see our buyers enquiries being too onerous for us - unless they have a pedantic conveyancer. Hoping for a smooth process!
