The solicitors send an identical copy to both parties and each sign their own copy. The solicitors then confirm between themselves that a contract exists that has been signed by both parties.
It doesn't have to be the same physical piece of paper, just an identical copy signed by both parties.harz99 said:
In my world, to be legally binding any contract needs to be signed by all parties involved...2 -
Still waiting to exchange.
Offer submitted October 2021.
Mortgage porting confirmed October 2021.
Ready to exchange and complete on sale and purchase December 2021.
However, still waiting for vendors onward purchase, which she offered on in May 2021, and had 28 outstanding enquiries in December. Still has outstanding enquiries.
Seriously losing hope now and looking elsewhere. Ready to walk away.0 -

@lugtigheid @Knotty13 @Lwizzle I think you were all hoping to complete tomorrow too - hope all goes smoothly for you!Well done! We also exchanged today and will be completing some time tomorrow. In the end from offer accepted (April 17 2021) to completion it was just a few days shy of a year. I can't believe it's actually happening.Good luck with your move!

Now we're just waiting for the conveyancer to check the last few enquiries he has received replies for yesterday and to release the funds from my lifetime ISA for the deposit. The vendor and estate agent want to complete "early next week" and we'd love to, but our conveyancer says he won't be looking at anything until next week as I assume he is busy...
Currently very frustrated as I sent my form to withdraw the lifetime ISA 3 weeks ago and he was going to do the same with his form but he didn't, saying that you can only hold it for 90 days, but there was never been any concern of us not exchanging in 90 days from then as there is no chain. I've mentioned it twice since in our emails and not got any straight answer back on if he'd sent it or not, now it turns out he still hasn't sent it. Apparently it can take 10 working days + to withdraw that ISA so that's next week's goal out the window and the week after looks unlikely alsothat will take us past our next month's rent and mean we're paying out a whole extra month's rent on our current flat, very frustrating
I think the stress gets to you and you forget that the conveyancer knows a lot more than you do (even if they don't explain what they're doing to you..) but it's hard not being in control!
Great thing about the Easter weekend is we don't need to be constantly checking our phones/emails because nothings going to be happening! I hope everyone has a good break ☺️0 -
