    It took 7 weeks from when our offer was accepted, the last week was me chasing for a revised mortgage offer. As the seller received a substantially higher offer a few days before we were due to exchange!

    Solicitor emailed me Friday to transfer deposit in readiness for exchange …. It’s Wednesday and still no exchange …. It’s so infuriating waiting and chafing

    Sept 21 offer put on house but not accepted until we sold ours
    Nov 21 we accepted an offer on our house and our offer was accepted
    Mortgage offer received, house selling and buying process started
    unbeknown to us our seller didn’t find anywhere until 1st week of January and has a solicitor for buying and separate solicitor for selling 
    so we are in a chain of 4 houses, with ourselves and our FTB’s mortgage offers running out in May
    our solicitors are ready to push the button,

    the estate agent has told me Monday that one of the people hasn’t had their mortgage offer yet and there’s some outstanding enquiries !! 

    We’ve told them we have to move by 1st week of May as I am self employed and May and June are my busiest months, my daughter starts her GCSEs and my other daughter is pregnant (house has a granny annex for her) 

    I know this is a “how long is a piece of string question” but is 4 weeks achievable

    You need to put all deadlines out the window, it will happen when it happens. You only add to the stress if you start putting deadlines into things you can't control. 

    No one can tell you what is achievable, probably not even your solicitor if the delay is up the chain.

    Keep chasing them . Set out your timelines and chase as much as you can .

    I'm not saying you can't try and get a date but you can't control it. If the other people are not ready then they are not ready..

    Take it from someone 6 months into a 2 person chain where exchange and completion fell apart last week and now back to waiting. It will happen, but trying to control more than you can will not make it go faster and will stress you out.

    @NicolaFranks very similar to our situation and I've pretty much given up chasing etc

    Aug 21 - Saw house we liked but they insisted needed to sell ours first before putting an offer in

    Aug 21 - Accepted offer on our house (they are FTBs) and put offer in on house we liked which was accepted

    Sept 21-Dec 21- Waited for our vendors to find something ... no news each month and then they changed their minds and decided not to sell anymore. Bless our buyers waiting all this time.

    Dec 21 - Found another property, put offer in accepted. Closed chain as vendors planning to move into rented.

    Jan 22 - Mortgage offer received, Paperwork received, searches submitted. Had to literally chase every single day for the paperwork

    Feb 22 - Searches back, enquiries raised. Solicitors sat on enquiries for weeks, one would say they responded then the other would say not received. Again had to chase every single day. It was an absolute shambles.

    Mar 22 - Enquiry still outstanding regarding management pack from Bellway. Solicitors absolutely useless and ended up with me contacting Bellway myself to get the answer.

    Mar 22 - Finally all enquiries sorted and set exchange date of 18th March only to find out last minute that our buyers mortgage expired. They couldn't get it extended because their solicitor couldn't be arsed to issue the certificate of title in time.

    Now been waiting 8 days for a response as to whether their mortgage has been approved. Will apparently need to do valuation again as well ... SO FED UP

    It sounds hard going! I feel solicitors can be the route cause of most the problems unfortunately. It's that way with the latest issue with our exchange too.
