Completed yesterday! Thanks all for your support and this thread has helped me keep my sanity.Quite cross as vendor left it filthy dirty when we were on our knees scrubbing our old flat just hours before. I don’t know why people sell places that are dirty, where’s the respect? Also appliances they left were biohazards and not working properly. Never mind. Hope you all exchange and complete soon!4

We accepted an offer on our house in November. We're buying a house with no onward chain. We've been ready to exchange for three weeks now but our buyers solicitor is just messing everyone around, they either don't respond to phone calls or emails from my solicitor or have told the buyer a load of rubbish about just getting more enquiries back (my solicitor sent them three weeks ago.)
My buyer is a FTB and I've told my EA he needs to call her and really guide her/ tell her that she needs to be on her solicitor everyday until they get this done. Oh I've also googled her solicitor and they have shocking reviews and everyone saying they just don't respond. But is there anything else I can do?! I feel like I'm chasing my solicitor and AE daily but making no progress. Was meant to be a really simple chain. So stressful!

Our buyers solicitor couldn't meet the deadline and now the top of the chain has pulled out and it's so stressful, it feels so hopeless when you're chasing everyone up as much as you can but its out of your hands! I hope you manage to exchange and it all goes to plan, fingers crossed for you

Hi all, seller here 11 weeks into the process since accepting an offer. Buyer is using a cheap online conveyancer who take forever to respond to my solicitor. My solicitor has also complained to me about pedantic enquiries and requests for documentation that was already provided over two months ago.
Could someone please advise what the norm is for giving a deadline to exchange contracts? I understand the average timescale (from offer acceptance to exchange) is 8-12 weeks. Is it therefore reasonable for me to tell buyer they have until the end of April which would mean 15 weeks since offer acceptance? I don't want to pull the plug without giving any warning and so is giving them another four weeks reasonable?

5 months today since I put my offer in and was accepted . Should have exchanged a week ago but another holdup … I’ve only packed a few things , not booked a van as this purchase has been up and down throughout ….. watch this space1
