    You'd be surprised how many Conveyancing Solicitors don't organise cover! Their back room team still carries on with work, but files just then pile up on the solicitor's desk to be checked until they finally return.

    They had the authority for over 14 days ago .
    they are becoming a nightmare to deal with 😓

    Feeling this way too! :( Was so excited when our offer was accepted and loved planning the decorating and garden etc but after so many ups and downs of will it happen or won't it, i'm so stressed and tired i'm not sure I even care anymore If I get the house or not :( I just want to be unpacked and for life to get back to normal again!

    Authority has to be given on the day of exchange unless you've given your solicitor POA to act on your behalf.

    2 Feb - house went back on market, agents made contact
    2 Feb - we reiterated our original offer
    3 Feb - vendors accepted the offer
    8 Feb - kicked off solicitors/searches/mortgages (remortgage of current house to finance deposit plus mortgage on new house)
    2 Mar - Current house valuation
    16 Mar - Remortgage offer received for current house
    23 Mar - Valuation of new house
    28 Mar - Offer received for new house
    4 Apr - Should complete remortgage today - no sign of funds as yet

    No chain, new house empty.

    All searches are back, but solicitor has one query on one result now with the vendor's solicitor (we don't know what the query is!).
    All other queries are back and we should have had report on Friday from solicitors - nothing yet.
    Solicitor won't prepare contracts until they receive paperwork from mortgage which seems to be taking ages (we've had our paperwork through already).
    Theoretically we should be able to transfer all funds required from us tomorrow, and we're ready to exchange/complete asap. Really want the keys by Easter but who knows - will feel more optimistic when I see the solicitors' report (we've asked if there is anything showstopping and they said no).
    UPDATE: Remortgage funds came through at 16:59 - good job we're not completing on the same day else it would have been very stressful! Temporarily feeling flush :-)

    Have also seen the searches - nothing too exciting - the flooding report made me chuckle as the house is on a hill not far from the sea, and the sea is deemed 'high risk' of flooding!

    This has happened to me more than once..... also sellers going on holiday when due to exchange! So frustrating.

    It’s such a long journey and emotionally draining.  I thought we might exchange today but no…. Tomorrows another day..
