Another day , another sh*t show. Emailed solicitor 9 am stating I wanted the last search chased today and dates for exchange and completion agreed . No response … I ring lunch time and she’s not even chased it . I feel like just pulling out of the whole thing now . I want my life back1

The key is to find an EA who is very proactive rather than online as once offer is made their job is done. A good EA is just as important as a good solicitor.
It must be difficult especially as a FTB to get all the best ducks in a row .
I've dealt with my set of solicitors for over 30 years , both work & personal & it makes the whole process a little less stressful when both services are good .
I have an update from both once a week even if nothing to say or just to tell me what they are waiting on.
I will never deal with an on-line EA & only view properties under bricks & mortar EA's .. I made that mistake once & never again0 -
So the latest on our situation is that our buyers solicitors are not responding to anyone - including their client, my solicitor, the EA. They literally go straight to voicemail, which they never return and don't respond to emails. We have to exchange by Friday or our onward chain collapses, which they know and still do nothing.
Our buyer has complained to the management and had no response from them either. How are these appalling conveyancers allowed to operate? And so frustratingly, there is nothing we can do!0 -

I’d be doing the same except the hold up isn’t with our solicitor and elsewhere in the chain! That or a bit of Twitter seems to ruffle feathers 🤣0 -
Well I thought everything was going too well! Vendor got in touch today to say could I ask my solicitors to email theirs and confirm there was nothing outstanding and we were good to go...erm no! my solicitor duly confirmed upon calling that absolutely not was everything confirmed and the other side well knew this, they were outstanding a certificate for weeks.
Added to this the upward chain + 1 had given a drop dead date of two weeks for completion or their house goes back on the market and takes the whole chain with it (!) (this takes us to 12 weeks total since chain was formed so very impatient if you ask me!)
Cue many frantic calls between vendor and I and our solicitors to understand why this information had not been passed on. Vendor was told by their solicitors eventually that the solution to not having this certificate was indemnity insurance worth a couple of hundred to them, but vendor did their own research to understand that this particular certificate was available to purchase and receive a digital copy instantly for £6 - so theyre not best pleased with their own side as it looks like sols were just going to push the indemnity and cash in!
My poor solicitors will come in tomorrow to a dozen emails from me but also the outstanding cert hopefully in the inbox! Feel bad for chasing but I am paying them at the end of the day. Vendor and i have both agreed the drop dead date works for us both so I've passed this onto sols. Will be calling them asap tomorrow morning to understand if all is in order and lock in an exchange and completion date.
Feels like vendor and I have progressed this last mile home in an hour more than the sols have in a week! Tbh feels like the fault majorly lies with the sols engaged, its the recommended conveyancing factory from the online EA so to be expected I guess

I could cry, so we were finally in a position to exchange early March only to find our buyers mortgage had expired. On Monday their new mortgage was finally approved, but they said we MUST complete by next week (Friday 15th) as their tenancy ends then. This was fine by us but we have since found out that our vendors are on holiday all of next week 😭
Nothing seems to be aligning and I don't know how much more stress I can take!0
