XMake sure you phone your solicitors for them to confirm some (or all) of their account details for the deposit. My sister lost £30k through a scammer during the house buying process - her emails had been “shadow hacked” - as soon as it was “time” for the solicitor to send this email it was stopped and the hackers sent their own email from SOL account with details, or something! Very scary.0

I think we're probably close to exchange now.Our bid accepted on the 17th of April last year. Numerous chain fall-throughs and sellers dragging their feet up the chain. Conveyancing and mortgage done in 2 months, but have had to reapply for a mortgage (and got a better deal). Two weeks ago we got the dreaded phone call that the chain had fallen through again but luckily the vendor two links up has now broken the chain and is going to stay with family - I presume. We got 14th of April as the completion data soon after. On Monday I transferred the deposit, got a text from the bank to say that the funds would be transferred the day before completion.Hoping we're close now.0

Exchanged last friday , hopefully completing 4th April , got a call today from Solicitor saying that lender requested from solicitor bank statments of accounts , not sure what is this for, solicitor saying not to worry as they have all documents. I was not asked to send bank statments today.1

Last people in the chain are now feeling more resigned to breaking the chain as their property is a probate. Apparently they have again said they won’t hold the chain up. Chain of 6 and 3 parties ready to exchange, 1 about a week or two away and the last is a probate
Your solicitor has legal training. Your EA doesn't.
If your solicitor makes a mistake, they will have insurance to ensure you're not impacted financially. The EA doesn't.
Your solicitor simply doesn't have time to chase up & down the chain. In fact, there is no reason for them to have any involvement beyond your buyer's & vendor's solicitors.
Part of the EA's job is to make sure the sale/purchase happens. Chasing the chain is part of that.1 -
