Yes, they have posted them to their solicitors but not turned up yet so my solicitor said if they want to exchange today she is happy to accept the solicitor signing on their clients behalf but no one can get hold of the solicitor so hopefully the contract will be found tomorrow so we can exchange.babyblade41 said:

TBH though probably quicker doing it the normal way and not something I would do especially as all my docs are sent by hand to my solicitor so it wouldn't be a thingP.S I hand delivered all my documents too. I guess some people don’t think or live too far away. You’d thought they special delivery for a certain time but think they sent it first class.0 -

I know the feeling although I sent our special delivery as we lived too far away and we’re in and out of lockdowns and it took them 2 weeks for someone to log to say they had it even though I had confirmation it was signed for.charlotteo1988 said:

Yes my sol said 2pm is absolute latest legally it needs to be vacant! EA is purple bricks so they don't get involved on completion and i'll be collecting keys from the seller. So I think they feel like they have all the cards.badger09 said:

Seller has already said they wont be leaving the property until 3.30PM because their flight isn't until 8.30PM... is this even allowed? Surely when the money is in their solicitors account the property is mine?
Suggest you make sure the EA tells your vendors they need to vacate by 13.00/14.00 (assuming funds have gone through). They can go to the airport early for a celebratory drink or 3!HiI complete on friday

That said, I'm speaking from my recent experience having just completed on my Barratt Homes new build bachelor pad/man cave Friday 11 February, so please do not take it as gospel.
I reserved my plot mid-September and, after a couple of hard credit searches, received my mortgage offer with TSB mid-October. At the time I still had approximately £5000 remaining on a loan, coincidently with TSB, and I cannot remember if my mortgage offer was on condition of paying off said load with the impending sale of my house.
I digress. Although my credit score across all credit reference agencies was, for the most part, flawless, my word did I worry!
Either way, I still reined in the spending just in case wage slips were required once again, in the time between exchange and completion, which was two weeks; neither did I take out any credit, including 0% finance or hire purchase - not that I had any in the first place.
So, to conclude, no further credit checks were done whatsoever after 10 October 2021 until my completion 11 February 2022.
And so, for now, my short-lived excitement has been parked as it's back to the boring grown up stuff like sorting out the council tax, energy, water, etc.
And then there's beds to assemble...
