  • 18 December we made an offer on a house, as our solicitor was doing paperwork they realised our name was not on the land registry on our current place thanks to a mess up with my boyfriend’s solicitor when he purchased our current flat, we needed a special certificate from our housing association to change our land registry, then our buyers lender refused as we had the wrong version of the EWS1 fire certificate, fast forward to now all previous issues were resolved and we have only just had our draft contract pack sent to our buyers. I have no idea how long it will take and I’m super anxious to get a completion date in the diary. :(
  • Currently aiming for completion of either 21st or 25th.
    But still not exchanged....
    Trying to get removals sorted and everyone is booked up!!

    FYI.... I had a text from NatWest when we were waiting to exchange as follows:

    "Your solicitor has requested a mortgage redemption statement for your Mortgage account 8*******; this has been sent to them today. Please contact your solicitors for any further information".

    I also know that my solicitor couldn't possibly have requested it until the day before I had that text at the earliest. So fingers crossed it will be imminent.
    We got a text to say about the funds but not about the redemption statement. 

    Hopefully we will get it soon. 

    FYI - was sent to solicitors assistant but she’s gone home so will exchange tomorrow

    I feel your pain and sympathize entirely. We had an offer accepted at a similar time and it took our sellers 4 months (we're first time buyers, so at least there is that). And I know exactly what you mean regarding the market at the moment - if we hadn't held on then we wouldn't be moving any time soon.

    Luckily our sellers did eventually find somewhere and we're (hopefully) on track for later this month, but who knows at this point.

    Well we're now officially off the waiting to exchange thread. The people we are buying from have pulled their property off the market. 9 months wasted and my big take home is not to buy from a couple divorcing. The lady can't afford to rent or is not willing and she can't get a mortgage. Her estranged husband doesn't want to see "his kids onto the street" and has pulled the property off the market until she can sort her life out and get a permanent job. He is still living with her despite having a new partner and needs the money from the house to buy his own place. 

     Our house has been valued at 15% more than last year so we're going to have to put  our property back on the market as it's the only way we can get the property we need as the market in our area continues to go up. Our buyer is going to be offered the property at the new price and I hope he sticks with us but I do feel for him as this is his first purchase.
    Our one year anniversary of selling and buying has been and gone and we are still waiting to exchange. We are on our 4th house in a year and our latest was advertised as no forward chain but now we find ourselves in a chain. The sellers advertised the property as NFC in good faith as they a) didn't need the sale of their property to buy and b) they had already bought a property which was advertised as NFC before sticking their house on the market. The owners of this house were moving into rented.

    It turns out the owner of the property they are buying made a blunder, one that should have been picked up by them months ago, and they are now no longer moving into rented and are now buying. We are now in a waiting game for the chain to complete again. 

    We have no leverage as our sellers do not need the money and are prepared to wait it out. 
    18 months and still no move for us. Chain was completed just after Christmas and estate agents started talking dates 10 days ago. Exchange is now on hold as there is an outstanding query further up the chain over an un-serviced boiler. Over a few hundred quid......

    Our buyers handed in their notice and have less than a month left in their rental!

    Still no confirmation of funds from my mortgage lender so still no exchange. Starting to have serious doubts things will complete on Friday as planned. 
  • Exchange didn't happen, frustrating as we're buying before selling our house, the house we're buying is vacant so I don't get why it didn't go ahead as solicitors confirmed they had our deposit etc and all docs are ok. Hopefully tomorrow will be the day.

    Completion set for 22nd.

  • Our settlement day (completion) is Friday. Am I suppose to get any updates. Handed the last of the docs in yesterday (standard security) and sent our deposit. Apart from that no updates. We are 1st time buyers and I've found the conveyancing frustrating, as there has never been much communication. Things just appear out of the blue. But I've read here that this is normal. 
    I'm guessing when she recieved the standard security the funds would have been requested? 
    I dont think I ever want to move again. Especially that I've to get my flat ready for a pre inspection and our landlord is a housing association and apparently they are ruthless when handing a property back... ahhh the stress

    Give your solicitor a chase - it's the week of the big day so you're entitled to be a pain in the backside! I should be completing Friday and have similarly been trying to stay in contact with my solicitor at least every other day for the last week or two!
