  • I'm all ready to go and should be exchanging today and completing next week.

    Eek, so exciting now.

    I'm not moving in for a few weeks but I'm so excited now. 

    The last 5 months have been so stressful!

  • IF it does happen for me next Friday that will have been offer accepted to completion in 2 months 3 days. It actually feels like 6 month though.

    thats a very quick time, we are at 2 months 11 days and i thought that was quick! defo does feel like 6 months though

    Hope everyone's hanging in there!

    Our sellers finally agreed on a completion date of 17th December which is our solicitors' last day for completions this year, and also happens to be 2 days before our baby's due date!  :#

    However at the last minute it's come to light that they don't own a large section of the garden and have had an adverse possession claim going through since June. So they sold us the house without mentioning this! Really p*ssed off and would be renegotiating the price any other time but just want this 18 month nightmare to be over and to be in our house before Xmas.

    So we're waiting to hear back from Halifax whether they would down value the house based on it not including that bit of land, and aslong as it doesn't affect the mortgage they'll offer us, we're just ploughing ahead hoping to exchange tomorrow and complete a week later.

    I'm checking my emails constantly. Our solicitor emailed Halifax first thing monday morning and says they usually take up to 72hrs to respond so we should have heard back by now. I just want to know one way or another!

    Also how do some people manage to exchange and complete on the same day? Would this be a possibility if we don't hear back from Halifax in time.. estate agent seems to think you need a week for the funds to clear.

    Wow, that's a nightmare on multiple fronts!

    With the same day completion, it depends on how long each mortgage company takes. For example, I had a text from Nationwide today to say that money will be with my solicitor on Tuesday. So that's 3 working days. However, when I googled it, it said that Nationwide need 7 days notice.
    I'm sure they can make it work, but I imagine it would take a couple of calls!

  • I'm supposed to be completing tomorrow, a week after we exchanged but I've heard absolutely nothing about how I'm supposed to be getting the keys. I know it may well be later in the day, but how am I supposed to get in when it's all gone through? Will they be dropped off with the EA (a big detour for my vendor)? Am I going to my vendor's new home (a 5 minute walk up the road) to get them? I've emailed the EA, but they haven't replied yet. I can contact my vendor directly, but I'd rather not confuse her if there's already a plan that just hasn't been communicated to me!

    So my understanding is that either the EA will meet you at the property or you'd pick them up.

    My EA still has our keys from when they were doing viewings, so we'll just lock up and put the keys through the letterbox. Then our buyer can get the spares from the EA!

    Presumably, our vendor will be doing the same and we'll just pick up the spare keys from the EA.

    As you're completing tomorrow and can contact your vendor direct, I would do that. Vendor might be grateful if you collect from them.

    When we sold in January, as we were moving out 2 days before completion, I left a set of keys with our EA for our buyer to collect and told him that's what I'd done. I would have left them with our solicitor which would have been more convenient for buyer, but she was working from home during lockdown. I left all the other spare keys in the house.  

    Around exchange, I arranged for our vendor to drop keys off at friends who live locally, as that was more convenient for everyone.

    Being in direct contact with both sides helped a great deal, though I realise that doesn't work for everyone. Good luck!

    I exchanged and all ready for completion next Thursday.

    I'm not moving myself in until after Christmas. 

    But I'll start moving stuff over and getting work done/new furniture/services etc.
  • So, today should be the day and we should be exchanging!

    Completion is set for Wednesday!
