We just had the invoice through from the solicitor due tomorrow - looks like it includes the early repayment charge from Nationwide although we're porting!
I just got off the phone with Nationwide and they said that they can't change the redemption statement, the solicitor should have removed the ERC from the invoice!

My buyer has arranged her survey. Hooray! Hopefully that means mortgage is underway. Now just waiting for a contract pack from my vendor. Fingers crossed.

I'm getting so nervous and excited now for completion on Thursday.
I've arranged delivery of my sofa, allowing for a potential delay and I've made contact with a maintenance man who can help me get started on the many issues my new house has.
There's nothing overwhelmingly worrying but it's been a rental for 10 years and the maintenance you would do to your own home just hasn't been done/done properly. The survey has so many points that I'm using it as a ticklist haha.0 -
@EndlessStruggle Finger crossed for you to have a smooth completion on Thursday. So your sofa is arriving on the same day too?
@greensalad just make sure the solicitors and EAs know that you are ready to exchange, so that they can tell others in the chain too when they have questions. When I was planning to complete I wasn't sure if the seller is ok with the date I proposed. Then my solicitor told me the seller gave clear instruction to the solicitors that she was ready to exchange and complete anytime.FTB on no chain house

No it's coming on the 23rd.
I'm not moving in fully straight away as I have my rental until the end of January.
I decided not to give notice in here until I have the keys as they've been so flaky.
I have to give notice with rental period which is first day of month so I can move slowly.
I'm not taking the sofas, washing machine or bed to the new house so have to get rid of those still.
I can move everything else in my car and families 4x4 so I'll move over slowly.
Hopefully looking to see new year in in the new house but I'll be between the two for a while sorting things out and have to pay for both but it is what it is.0 -
Well, we are entering MONTH 17 of our house sale process.
We have had an offer accepted on a new house, a beautiful Edwardian property which has achieved a full house of Condition 2 and 3 ratings on its building survey (as we expected) but with no total horrors. We've cracked on with the survey early and now we're getting ready to go, go, go with mortgage applications and conveyancing. I am SO excited!0 -

Sort of running out of things to ask regarding exchanging now. Last I heard, the last bit of paperwork including the TR1 for my vendor's onward purchase had been sent to their solicitor. So now I just need their solicitor to actually acknowledge it and check everything is ready for exchange and I think we can go!
Bugged our sales progressor again (after last email on Friday) to ask if the TR1 has been received and sorted by the solicitor. Previously I've been contacting her usually once a week but am going to up it to every few days. Hope that the new stand-in sales progressor (my lovely on goes on holiday tomorrow!) is as responsive.
Dream would be exchange this week. Looks like it could easily end up being next week though at this rate.
Luckily we only need to push for exchange at the moment as we've all agreed 10th January for completion which is fine. So it's just a case of making sure we have the exchange done before everyone disappears for Christmas.0 -
so after The top of the chain pulled out of their last property and the stress of not knowing what to do. Should we stay with or look for something else. We decided to have a look what was about in the area we live in over the weekend. Haven’t found anything we really like but have a viewing tomorrow.Got a email yesterday to say top of the chain have found a property and had a offer accepted over the weekend so just waiting for the final details on if it’s a chain or not. Hoping it’s not but if it is we will have to cross that bridge when we get to it.Fingers crossed it keeps moving but we are now keeping our eye out for other properties although very quiet at the moment. I have a feeling there will be another chain adding to our already long chain so I think it could be another stumbling block but I have to try and not stress about it. I was in tears on Monday as it was all very overwhelming but hopefully the tears will stop now I’ve got that out my system.Good luck for everyone competing before Christmas.0
