    So, top of the chain refused tor exchange on the date agreed. This is the 2nd time this has happened - the first time, they did it the working  day before exchange, and this time they did it on the morning of exchange. 

    I honestly feel like pulling out I'm so frustrated with it all. Due to my job, I don't get annual leave, so I've been living from cardboard boxes since the first agreed exchange date as I had to pack the weekend before. We've also lost a couple of hundred pounds because of it - we had kennels booked for our pooch on moving day (because of the short notice, we weren't allowed a refund), we moved the date of a booked holiday to February half term, etc. No Christmas tree, or anything. 

    To make it worse, my solicitor is on leave and I assume the person covering has been off sick the last few days too... because of the short turn around, the funds were pulled down from our mortgage lender and it doesn't look like it was stopped, because I received an email from Santander last night congratulating me on the mortgage completing, so I assume I'll have interest to pay on that and I assume they're going to take my first mortgage payment within the next few days?!

    Why did I think buying was a good idea?!  :'(
    02/09/21 - Offer Accepted
    23/09/21 - Solicitor Instructed
    23/09/21 - Mortgage in Principle through preferred provider 
    07/10/21 - Mortgage Offer Issued
    12/10/21 - All searches complete
    03/11/21 - Completion date of 19/11 agreed, with exchange of contracts on 15/11
    12/11/21 - Email received from delaying completion date due to issues higher in the chain
    10/12/21 - Completion date of 19/12 agreed by all parties

    Buyers Solicitor and Buyer themselves have been uncontactable again today - Still not exchanged.

    Onward purchase EA been calling asking for updates / arrangements to access property between exchange and completion - There is nothing I can tell them.

    Had to shell out another £500 today (plus £100 deposit previously paid) for a CEFAS licensed mover to move my Koi Carp to a temporary holding pool while we move. Bit nervous doing this but had no choice since they've no more availability between now and the newly agreed Completion date of 6th Jan.

    Total sale/purchase/moving costs now at £3000 and stress levels well beyond elevated and hearing from /solicitors/progressor/buyers that everything is ok does not make me feel any better.

    Then supposed to exchange before Christmas.

    My solicitor has gone on annual leave without telling me she was. 

    My sales progressor has gone on annual leave too, and the person she gave me to replace her won't respond.

    I can't get an update on what the hold-up is.

    Everyone says they'll be back on the 4th January. We are supposed to be completing 10th January.

    We are homeless on the 24th January.

    I feel sick and close to tears. I don't understand how this has happened. We have been ready to exchange since mid September and our chain completed mid July. Why won't anyone pull their finger out and actually DO something? I feel like I'm screaming against a brick wall.

    I don't even know what I can do? My replacement sales progressor's number goes to voicemail.

    My solicitors secretary hasn't responded. 

    Can I call the vendor's solicitor and ask directly what the hold up is? Everything is done for our sale, it's the vendor's onward purchase that is causing the hold up and I have no way of finding out what the issue is. I don't know if it could be done in a day or take another 6 months. I literally don't know. If I knew, at least I could figure out for myself what a feasible timeline is. But I literally don't know if it's a piece of paper missing a signature or an entire fat issue that's landed and could take months to unravel. I just hate not knowing. And I hate that everyone has buggered off for Christmas without doing any due diligence while I'm sat here working (because I couldn't take annual leave at Christmas due to thinking I'd need it to move in January).

    Definitely not worth contacting vendors solicitor (they may refuse even to speak to you), but you could contact Vendors Estate Agent / Sales Progressor and ask for an update, that's the only person left to contact who may have a shred of info they are willing to share.

    @MzH_2021 fingers crossed for you everything goes smoothly. Enquiries can take a bit of time.
    Yeah I mean I have no qualms in stating we have naff solicitors lol. I cannot ever get mine on the phone, updates me sporadically. If I was given consistent updates once every 2 weeks say I wouldn't feel like nothing is happening!

    My buyers solicitor raised enquiries on 19th Nov, they're all basic and pretty standard ones. Most of them are docs I've already sent my solicitor! But no response at all.

    Maybe I'm just naive in how quickly I thought they would work and update me!! :D

    Ah thanks, unfortunately they won’t respond (number goes to answerphone, emails no response). I just feel so lost.

    My sale seemed to fly through at the start. I’m a FTB buying an empty house so no chain. Last week was the week we were aiming for, but everything seems to have stopped and have heard nothing since.

    2 weeks ago we were waiting for some outstanding enquiries to be answered and now I can’t get an update from anyone. Guess I won’t hear anything until the new year now… oh the joys 🙂
