    Finally, my sol received a response from my buyers sol after a 5 working day information blackout:

    "Our Client is agreeable to your proposed 6th January revised Completion date. We are aware of the desire to exchange before Christmas."

    My buyer told EA Progressor his lender queried something with the Solicitor but both his solicitor and Mortgage Broker say the query doesn't make any sense and they are awaiting confirmation from the lender as to what the query actually means.

    As for Vendors solicitor for the onward purchase - Now they aren't responding to my solicitor, however Vendors EA contacted Vendor who confirmed they are happy with a 6th Jan completion.

    I hope history doesn't repeat itself with regards to getting closer and closer to the agreed date and then removals slots dry up.
  • I've been lurking for a while here and have exchanged contracts today with a completion date of 10 Jan. No chain purchase with a small mortgage.

    Solicitor was instructed on 03/11/21 and sale memo was sent same day.
    Natwest mortgage applied for on 05/11/21 and offer received 19/11/21.
    Searches then sent and came back within 48hrs.

    My best advice would be to keep friends with the EA! They helped enormously and constantly chased up things for me and got the solicitors responding ASAP. I had to call atleast once a week to keep things moving along!

  • Exchanged today! Moving mid January! A weight has lifted off my mind, now hopefully I can sit back and enjoy Christmas! 
  • Update:
    1. 09 Nov 2021: Offer on my home accepted 
    2. 19 Nov 2021: Finally found a house and got a mortgage DIP
    3. 26 Nov 2021: Reservation form for new house received. 18 Feb 2022 exchange and completion date proposed.
    4. 02 Dec 2021: Paid reservation fee and signed form - proposed date is now 28 Feb.
    5. 03 Dec 2021: Mortgage application going in via my broker
    6. 16 Dec 2021: Valuations scheduled for both my property and the one I'm buying - next Tuesday
    7. 21 Dec 2021: Both valuations carried out. Onward purchase valued as expected and mortgage offer received.

    I'll tentatively join this thread again and hope for a better outcome this time.

    We started out in September 2020 and it's been a s**t-show ever since.

    We lost one house, then entered the insanity that is the current housing market again and after many false starts we've finally had an offer accepted on another property (that's £40k more and has been badly decorated since it was last for sale in 2019 but we can't dwell on that).
    It's no chain but of course that doesn't stop solicitors from dragging everything out.
    We decided to try an independent local conveyancing firm this time as opposed to Countrywide, who we used last time, thinking they might provide a better level of service.

    They don't.

    We were hoping to exchange before Christmas but because I wrote a letter to them that they asked me to write, everything is delayed and things need to be cleared with Nationwide.

    If I'd not been honest, I wouldn't have needed to have written the letter and it wouldn't have mattered one bit.

    Now they aren't looking at our file again until after the New Year so that's something to have a good solid worry about over the festive period.

    I don't think the Jedi would have existed if they had the British property system in that galaxy far far away.

    So it finally happened. 

    We completed yesterday! 

    After a few missed attempts last week, a lot of stress and everyone finally managing to find removals, we exchanged Monday and Completed Tuesday. 

    Good luck to everyone pending exchange and completing!!

  • Congrats to everyone who has completed in the past few days. 
    My seller is waiting for searches to come back so I am keeping my fingers crossed we can get a date sorted early New Year. I can't wait to finally have those keys in my hands.

    My 6th Jan completion date (3rd date agreed across chain) is now off the cards.

    Vendor for our onward purchase is threatening to pull out due to constantly agreed dates falling through.

    Our Buyers solicitor said it has transpired our buyer is named on another mortgage and the lender has requested he relinquish himself from that mortgage to remain compliant with their affordability requirements. (Our buyer is buying through a newly set up company - not sure what difference that may or may not make).

    I'm not sure how simple to resolve this will be, it doesn't sound straight forward to me, and now there will be no movement until New Year, meanwhile, we are living out of boxes and my storage costs are mounting.

    If we lose our onward purchase then this will be game over and I'm doubtful we'll still be able to afford to move at all. Solicitor/Progressor telling me the threats from vendor to pull out are probably hot air as by remarketing they'll obviously be starting entire process from scratch.

    I'm basically cancelling annual leave on a week by week basis. Have 14 days remaining from 2021 and fortunately company have kindly allowed me to roll it over to be used in January.

    Thinking we would be moved by Christmas our timeline is looking long and bleak!! 

    9/7 - house on the market 
    14/7 - sold our house
    2/8 - offer accepted on a property
    9/8 - lady pulls out
    16/8 - offer accepted on a new property
    20/8 - original property wanted to continue changed back. 
    31/8 - valuation booked
    7/9 - valuation wanted flat roof assessed
    8/9 - report sent to mortgage company nothing wrong with the flat roof
    9/9 - mortgage offer 
    1/10 - find out Japanese knotweed on property
    11/10 - management plan for knotweed in place and vendor finds a property. Mortgage company still ok to give us a mortgage 
    15/10 - top of chain find a property new build willing to go into rented accommodation 
    25/10 - top of chain pulled out of property but found another property which is no onward chain
    7/12 - top of chain pull out on second property 
    13/12 - top chain find new property but adds another chain
    15/12 - decide to view a no onward chain house love it and put a offer in. Offer is accepted
    16/12 - change all relevant details 
    23/12 - check to see if valuation has been booked can't get hold of vendor earliest date is 11th Jan. 

    Fingers crossed this runs about smoother after new year. Our buyers mortgage runs out 15th January so hoping to complete by the time their mortgage extension runs out. 

    Roll on 2022!!!
