  • Mortgage Application officially sent to the lender!

    Next steps:
    1 - Surveys on property to be completed 
    2 - My application to be underwritten - this is where I anticipate potential delays & requesting of any additional docs
    3 - Offer Letter to be sent 
    4 - Exchange of contracts!

    With the Holiday season & various bank holidays coming up - i'm hoping to get everything completed w/c Jan 10th, probably far too optimistic but my case isn't complicated, there's no chains so fingers crossed!

    I also have a hard hat visit on site Jan 14th which will be the first time actually being in the property and seeing it in person (I purchased off plan) so it would be great to have exchanged before then.

    We exchanged today! I have to say, I thought it was never going to happen. Will complete early January! 
    02/09/21 - Offer Accepted
    23/09/21 - Solicitor Instructed
    23/09/21 - Mortgage in Principle through preferred provider 
    07/10/21 - Mortgage Offer Issued
    12/10/21 - All searches complete
    03/11/21 - Completion date of 19/11 agreed, with exchange of contracts on 15/11
    12/11/21 - Email received from delaying completion date due to issues higher in the chain
    10/12/21 - Completion date of 19/12 agreed by all parties

    20/09/2021 Mortgage lender/ bank valuation came back
    06/10/2021 Our sellers offer on a house got accepted
    16/11/2021 Solicitor searches came back
    22/11/2021 Mortgage offer issued 
    20/11/2021 Email from our solicitors stating our sellers seller is 'significantly behind'
    27/12/2021 Asked how our seller xmas was while asking about their seller. She stated 'as far as she knows' their seller is moving into rented accommodation. 
    31/12/2021 > 2022 Hopefully after the new year things start moving!!!!! 

    our is taking ridiculously long! our mortgage offer expires 27th Feb 2022 and i have asked our mortage advisor if there is a possibilty in extending and she said that a new mortgage offer would have to be issued. UGH. 
  • Offer accepted 25th june. 

    Valuation and survey 23rd July.

    Mortgage offered 10th August. 

    Lots of messing around by vendor.

    Advised to pull out of purchase by estate agent on the 24th October.  We refuaed to do this and said that vendor should take it off the market. Basically we can't afford anything else in this area. We decided not to pull out as it was the estate agents who were struggling to close the sale but we accepted we wouldn't get the house we were just being stubborn.

    30th October. Vendor turned up at our house with a sob story. saying her and her brother were going to court over the house and she needed to complete by the 6th December. Decided to take a punt and continue. 

    Vendor and her solicitor continued to do lots of too and froing and lieing. 

    After more ridiculousness exchange on the 22nd December decided and completion on the  25th Jan. 

    16th December they start messing around trying to change the day to the 26th Jan which we can't do as our rental needs professional cleaning. I lost it and very firmly told our solicitor we exchange  by eop tomorrow or we're out. 

    17th December exchanged by 9.25am.

    Sounds like everyone is having a !!!!!! time of it. We will push to exchange early Jan despite having no luck during December.

  • Is anyone else excited for the solicitors to re-open? The contract pack for my purchase arrived with my solicitors on 23/12, so hopefully they will start looking at that early next week and sort out what enquiries need to be made. 

    I am moving into a houseshare in my new area while I wait for my sale and purchase to go through, so fingers crossed this will move fast now. :)

    Definitely, Keep on. Being stuck here for the last 2 weeks rather than unpacking and getting sorted in our new home has been excruciating, not to mention all the NY/ Xmas sales of new furniture we will likely miss out on. Roll on Tuesday!
  • Our solicitor is back on Wednesday. I’ve literally been counting the days. Hoping to have the contract pack sent to me by the end of the week. Valuation is booked for 11th so hoping that will be fine and offer with us by end of 2nd week of jan. also searches should be back Wednesday or Thursday. 

    My buyers mortgage runs out 15th Jan but they are going to ask for a months extension so hoping both solicitors get the fingers out their a****s and get everything ready quickly. To be fair I think my solicitor will be happy to see the back of me 😂

    My mortgage offer expires in a couple of months time. Is it worth reminding EA and solicitors to try to push everyone else along?

    I think it will do no harm to say to everyone that you want to complete by that date. Just check with your solicitor that it is realistic.
