If you haven't done so already, I suggest you phone the vendors' EA today and ask exactly what stage they are at in terms of moving into rented. At the same time, ask your conveyancer for a status update - who is waiting for what, from whom.jst1986 said:Starting to add my dates etc:

At what point do I start pushing solicitors etc to get a firmer date agreed? I have nothing to sell and my sellers are moving to rented so there is no chain there either.
I'm definitely not one to advocate constant requests for updates, but depending on what you mean by 'nothing much', I'd be chasing now.1 -
Thanks for this. I last spoke to the EA at the start of December who said they the sellers were 'aiming for end of January but no guarantees' - it sounds like I need to give them a nudge.badger09 said:

I really don't want to rain on your parade, as the whole process is stressful enough but..... A lot of vendors will say they are moving to rented/in with family etc. Some, like us, really mean it, and despite having to move twice (in lockdowns), pay storage costs etc etc actually do it. Our own vendors also promised the same, and had every intention of doing so, until it became obvious that the tenants in their proposed purchase were not willing to vacate.jst1986 said:

However, many (more I suspect) don't actually do so. Some do mean it when they say it, but the reality just proves too difficult for a variety of reasons. Others have no intention of doing it, but say it in order to keep their buyer/chain.
You need to find out exactly why your vendors are moving into rented. Its entirely possible, given the lack of activity from their side, that they're assuming you're happy to wait indefinitely.

Thanks. That's exactly why I'm keen to keep a good pace so it doesn't drag along! Solicitors says they are still waiting for some queries answering before talking dates so fingers crossed we are still moving at a decent pace.badger09 said:

- 09 Nov 2021: Offer on my home accepted
- 19 Nov 2021: Finally found a house and got a mortgage DIP
- 26 Nov 2021: Reservation form for new house received. 18 Feb 2022 exchange and completion date proposed.
- 02 Dec 2021: Paid reservation fee and signed form - proposed date is now 28 Feb.
- 03 Dec 2021: Mortgage application going in via my broker
- 16 Dec 2021: Valuations scheduled for both my property and the one I'm buying - next Tuesday
- 21 Dec 2021: Both valuations carried out. Onward purchase valued as expected and mortgage offer received.
- 04 Jan 2022: All searches done except local authority, expected next week
And now today my buyer has asked if we can complete at the end of the month. Seems unlikely since the removal companies I’ve contacted are booked until Feb and still waiting on the searches. I assume we’re all very close now tho?0 -

My vendor's onward purchase enquiries finally came back to the solicitor yesterday. They were supposed to be back late November ready for a pre-Christmas exchange! But here we are, 6 months on from offer acceptance.
Nudging my sales progressor to give me the whole picture and double check that this was the only thing outstanding. Hoping that if the enquiries are satisfactory we can start discussing exchange dates again.0 -

I've given people a nudge but it feels like we are the only ones chasing to get the move sorted.
