    I'm furious, the Vendors gave us a completion date of 21st December but have now decided not to break the chain (which was agreed in our offer) on advice of their solicitor allegedly. 
    They have reneged on what they agreed. Now we have no idea when it could be and our storage fees continue to rack up.
    We had agreed to forgo so many things to push this through asap but not anymore. They will have to sort the electrics and pay for indemnity policies for conservatory and other works.
    They've lied and messed us around. I'm half ready to pull out tbh. I can't do this anymore.

    I’m so sorry to hear this. We’re in same position (except we also have our landlord having signed someone up to replace us without us having yet exchanged!… might mean we have no home at all in Jan). All I can say is that you’re not alone, and yes if only there was another house we’d all pull out due to immoral way the sellers are acting. Alas not illegal so nothing preventing them from doing as they do!

    My sellers have been so flaky that I'm still half expecting them to pull out!

    I haven't given notice on the rental until the keys are in my hands but I plan to give it over the weekend and have a slow transition over.

    It's a bit of a pain having to pay an extra month of rent/bills and council tax but least I get the 25% discount on that x2. 
  • I’m so sorry so many people also have issues with their vendors being liars/flakey/just generally useless! Same here.. ours have pulled out on us twice and now on the third attempt at selling to us failed to tell us until a week before exchange that they don’t own part of the garden and are putting in an adverse possession claim for it! 
    Then didn’t book removals in time.. it’s one thing after another with them.

    We we’re hoping to exchange today but didn’t get confirmation that Halifax would release the funds in time for completion on Friday. Hoping we’ll get an answer so that we can exchange tomorrow. Funds were requested on Tuesday midday. Does anyone know if this is likely to happen? Solicitors don’t seem worried but feels like we’re leaving it awfully close to the wire!
  • Well here we are again. 

    So we’ve taken a leap of faith!! So as already mentioned top of the chain pulled out of their last purchase over the weekend they found another property. It’s a chain!! So the new top of the chain said they would move in with parents if they hadn’t found anything whilst the old top of the chain were doing all legal bits to complete but if they did find somewhere they would then obviously also carry on with their legal bits so it’s getting longer and longer. 

    So yesterday we decided to view a no upward chain property not too far from where we live now and thought let’s just go with it as we then have control and they are keen to sell quick. 

    So starting today we have a offer on a different property accepted last night 15k under the asking price. 

    Mortgage - changed address and asked for valuation to try and be completed before Xmas. 

    Searches - requested and paid for.

    solicitor aware of change and all new paperwork sent to her this morning.

    buyers are aware and happy. Looking to complete as soon as we physically can.

    We went through similar with our last purchase... at this time of year. Thankfully LR went as quick as they could but it took a while for the ONS to come out and survey the area then notify surrounding neighbours to see if they objected 
  • Just a few enquiries to go! We have an issue where our seller didn't request consent from the freeholder to extend the kitchen but they offered indemnity insurance. However, my solicitor suggested they seek retrospective consent instead. I was worried it would take ages to get this from the management company but it looks like all they have to do is pay a 'without prejudice consent' fee and that's it! We're hoping to exchange before the Christmas break but not sure how long the sellers will take to sort out this consent problem...

    13/09 Our offer accepted on onward purchase
    24/09 Chain complete
    10/12 Exchange
    15/12 Completion!

    I was really stressed through this but I think we were very lucky that it wasn't as stressful due to it being a very small chain. I can't imagine what it would have been like if it was longer!

    Completed today and popped in via a side door.

    Haven't been able to open the front door yet as it seems to be stuck ha. I'll get that sorted out.

    Moved over all the bills and got someone coming to look tomorrow for jobs to be done.

    The paintwork is in a much worse state than I thought it was so it's going to need a total redecoration throughout! 

    Am a total wreck now. So stressed!

    So today is the day of completion!

    What I will say to people just starting the process is that this thread is likely scare the hell out of people. It doesn't have to be so daunting.

    I think I must have a recent record timeframe.

    15/10 - Offer Accepted
    18/10 - Solicitors Instructed
    19/10 - Mortgage Application Submitted (Nationwide)
    02/11 - Mortgage Offer Received
    04/11 - Searches Complete
    09/12 - Documents Signed
    16/12 - Mortgage Money received and Exchanged Contracts
    17/12 - Completion Day

    Less than 2 months to complete. I must admit it feels like about 6 months and I have lost a lot more hair and gained weight from the additional wine! :)

    One bit of advise - Do not just wait and hope/expect everybody is working on your case. I made at least 2 calls a week for updates so that they can not forget about me. Always polite and firm in some instances. It clearly helped push them along.
