    Good luck with those looking to exchange/complete.

    My seller is pushing for us to exchange before Christmas and complete at the end of January. In theory this is fine with us as long as all searches are back before then - our mortgage offer was only confirmed on Friday and the searches were only ordered last week so I have a feeling this timescale may be tight. However, my lawyer tells me that he has not even dropped his due diligence stuff into his lawyer yet so they can’t progress anything. 
  • We did it! Simultaneous exchange and completion. Do not recommend-very concerned about the reliability of our seller's solictors and then going AWOL but it went ok in the end!
  • Well done to everyone who have completed / exchanged in the last few days ❤️❤️

    Quick question - my homebuyer survey is due back tomorrow , who needs to see it apart from mortgage company?

    You may find it beneficial to share with your solicitor/conveyancer. In fact my Homebuyer survey had some specifics the surveyor recommended I share with my solicitor.

    Very exciting everyone. 
    We've no chance of completing this month which is so frustrating. Sellers had initial enquiries a month ago and still have a significant amount outstanding. I've chased the EA who've said they are finishing up the enquiries and will be happy to complete asap. It won't leave us enough time to get all paperwork in order to complete next Friday so we're resigned to be crammed in here for Xmas. We're all off for 3 weeks and it would have been perfect for us to get the house ready but now we'll be stuck in a tiny bungalow with nothing to do. Hopefully we can locate the Xmas decorations from the storage to give the kids some sort of Xmas.
  • Erghh I’m so frustrated with this chain!!! I’ve got the biggest migraine!! 

    Just had a call from my vendors estate agent. They have just been told the top of the chain had a buyers survey back and there is 80k worth of work needed doing so they have pulled out. (Second property) 

    They are refusing to go into rented accommodation although they were prepared to when they found a new build. 

    So now the chain has stopped!!! Until they find somewhere else. 

    My buyers mortgage runs out on 14th jan so that will either need to be extended or they will pull out and we will need a new buyer!! 

    Any ideas on how to move the chain on or get the top of the chain to look at renting again.

    Just had our broker let us know the solicitor will be receiving the mortgage funds on Thursday for completion on Friday, this was my last worry about delays in that process now i can finally rest easy and say after 18 years of struggle and rubbish debt clearing we become home owners on Friday!!!! Cant Wait!!!

    I had a feeling the process was going too smoothly for me …. Homebuyer report back and the conservatory hasn’t had planning permission so not built properly 😩😩😩😩 eugh

    Feeling a little bit more hopeful after feeling let down the past few weeks. Though we didn't make exchange by the initially intended time period (before our vendors go abroad for a few weeks), we have now all agreed on 10th Jan for completion. Just going to keep pushing to find out when the rest of the chain can exchange. I think the only thing left outstanding is the top of the chain responding to enquiries. Fingers crossed we still exchange before Christmas.

    Was meant to exchange last week, at least that was what was discussed. Did not happen. Paperwork outstanding.

    Finally getting somewhere, I think? We're ready to exchange, but waiting for our vendor and their vendor to sort out some paperwork. By the sounds of it their solicitor has been terrible and slow and they've had to escalate it to a senior partner and it now sounds like stuff is happening...

    Fingers crossed if not next week, the week after that! We're still pushing to move mid January.

    For reference, offer accepted 2nd July! So if we do complete mid January we'll be well over 6 months since offer!
    Have you got a mortgage? We had an offer accepted our house around the 10th July and our buyers mortgage offer expires 16th jan so we need to move 14th jan but top of the chain only had their offer accepted beginning November. Slightly worried. Really wanted to move before Xmas but 6 weeks wasn’t long enough for the top chain but hopefully a few more weeks and they might be ready.


    Yes we've got a mortgage, however we had it amended due to a rate drop and that reset the timer so we have until May now. In reality the mortgage was the quickest part of the whole process. I think the initial apply-to-offer was 8 days (not working days, actually 8 days!) and the amendment took 12 working days to come back.
