    Feeling a little bit more hopeful after feeling let down the past few weeks. Though we didn't make exchange by the initially intended time period (before our vendors go abroad for a few weeks), we have now all agreed on 10th Jan for completion. Just going to keep pushing to find out when the rest of the chain can exchange. I think the only thing left outstanding is the top of the chain responding to enquiries. Fingers crossed we still exchange before Christmas.

    We exchanged on our sale 18th December last year with completion 8th Jan. It was such a relief, though Christmas & New Year surrounded by boxes, with minimal furniture (donated a lot as we were going to temp accomm) was an experience I'd rather not repeat.

    Just because it didn't have planning permission doesn't automatically mean it wasn't built properly.
    Some conservatories don't need PP.

    What, exactly, does your Homebuyer report say? 
  • Was meant to exchange last week, at least that was what was discussed. Did not happen. Paperwork outstanding.

    Finally getting somewhere, I think? We're ready to exchange, but waiting for our vendor and their vendor to sort out some paperwork. By the sounds of it their solicitor has been terrible and slow and they've had to escalate it to a senior partner and it now sounds like stuff is happening...

    Fingers crossed if not next week, the week after that! We're still pushing to move mid January.

    For reference, offer accepted 2nd July! So if we do complete mid January we'll be well over 6 months since offer!
    Have you got a mortgage? We had an offer accepted our house around the 10th July and our buyers mortgage offer expires 16th jan so we need to move 14th jan but top of the chain only had their offer accepted beginning November. Slightly worried. Really wanted to move before Xmas but 6 weeks wasn’t long enough for the top chain but hopefully a few more weeks and they might be ready.


    Yes we've got a mortgage, however we had it amended due to a rate drop and that reset the timer so we have until May now. In reality the mortgage was the quickest part of the whole process. I think the initial apply-to-offer was 8 days (not working days, actually 8 days!) and the amendment took 12 working days to come back.
    Our buyer is going to have get an extension or reapply as the top of the chain have pulled out of their property because of a buyers survey so now they are looking for a new property. 

    So not exchange and completion before Xmas for definite and our mortgage offer runs out 9th March. 

    All up in the air just in time for Christmas. 

    With the rate drop how did you know it dropped?

    I feel like banging my head against a brick wall. My seller’s haven’t replied to our enquiries. They chain has been completed for 4 weeks now. My offer was accepted 12+ weeks ago. There seems to be no urgency for anyone in this process and it’s driving me mad!

    You shouldn't start counting until the chain is complete. You're only 4 weeks into a process that used to take 3 times that long in the best of times. Early April at a guess.....

    So tomorrow is Wednesday and only 3 working days, Wednesday, Thursday and Friday before we complete on Monday. 

    I haven’t had any confirmation from solicitors so thought I would give a call tomorrow to see what they say. I have even thought of emailing our broker to see if any funds have been released

    How do you know that you are meant to be completing on Monday if the solicitors haven't confirmed?
    They are the only people that know, EA's and vendors aren't party to the entire chain of legal processes so can only wave their fingers in the air....

    i was told by my solicitor 3 weeks ago she will try for the 13th and she followed up with a email a few days later saying the selling side is happy to aim for that. 

    We should have completed at the end of July but there was a charge on the house which finally got sorted at the start of November. It’s an executor sale and their is no chain. 

    Due to the many problems with this purchase that’s why I was thinking of calling to get confirmation that it will go ahead or not

    We exchanged on Friday and are due to
    complete on the 16th. Manically busy as we have been granted access to the new house for cleaning and painting (it’s an empty probate project). It’s very, exciting!

    Spoke to solicitors on Monday, our solicitor was on annual leave until today so not exchanged yet. Still aiming for a completion date of Tuesday 14th December but im getting more concerned the more time passes and we havent exchanged, hopefully we will hear about exchange today.
