    Please ignore my previous posts as things have changed from our last property we were purchasing.

    We're good to exchange with my buyer.

    New house has a mortgage offer subject to val, val was fine and should have full offer this week.

    When is a reasonable time to ask for completion? Ideally we want things to move ASAP but know that isn't quite how it works :)

    We're hoping to ask for a mid/late Feb completion. Is that unrealistic? Sellers are moving abroad.

    On the selling side, my buyer is actually doing something tomorrow, so hopefully will book a survey etc. I accepted their offer on November 22nd, so I feel like they are faffing about.

    On the buying side, my solicitor hasn't even received a contract. My offer was accepted on November 19th. Also faffing about.

    I have had my survey done, searches have started coming back, mortgage company have all my paperwork, I have signed my selling contract and now I am twiddling my thumbs. 

    I bet I will still be here in March.  :'(

    We might have a date of 21st Dec. Very exciting. We had all the paperwork today, signed and returned it straight away.

    Our solicitor is awaiting funds release before confirming exchange. We’re due to complete tomorrow. They said yesterday they were chasing the person who asks for an update from the lender and we didn’t hear anything back from the solicitor who told us they would email if they heard anything. Decided there was no point chasing it again yesterday as today is more appropriate to do so being the day before completion. 

    Our solicitor only requested the funds on Monday morning. I’m not sure why they didn’t do it on the Friday before the weekend. I just hope the new work from home announcement doesn’t cause much disruption this close to the finish mark.

    Update... 

    We have just exchanged! It's taken over a year with three failed purchases but we are finally there just about. Having relocated from one end of the country to another, it now feels like we are actually about to move...

    Completion tomorrow morning then moving in throughout weekend and next week. 

    I think we need to book a holiday to force some relaxation!  :D

    Just had a massive panic, our broker contacted to say that the CoT the lender recieved from the solicitor did not have any addresses on it and would not rlease funds for tomorrow if it was not rectified before 12pm. Contacted our solicitor to only find hes gone on holiday! 5 mins of panic and phone calls later to find his replacement had it sorted by 10am but didnt think to tell anyone.... christ..
  • Hope everyone's hanging in there!

    Our sellers finally agreed on a completion date of 17th December which is our solicitors' last day for completions this year, and also happens to be 2 days before our baby's due date!  :#

    However at the last minute it's come to light that they don't own a large section of the garden and have had an adverse possession claim going through since June. So they sold us the house without mentioning this! Really p*ssed off and would be renegotiating the price any other time but just want this 18 month nightmare to be over and to be in our house before Xmas.

    So we're waiting to hear back from Halifax whether they would down value the house based on it not including that bit of land, and aslong as it doesn't affect the mortgage they'll offer us, we're just ploughing ahead hoping to exchange tomorrow and complete a week later.

    I'm checking my emails constantly. Our solicitor emailed Halifax first thing monday morning and says they usually take up to 72hrs to respond so we should have heard back by now. I just want to know one way or another!

    Also how do some people manage to exchange and complete on the same day? Would this be a possibility if we don't hear back from Halifax in time.. estate agent seems to think you need a week for the funds to clear.

  • Anyone like me feel sick when you transfer the deposit?
    Just done ours and it's the most daunting feeling I have felt.
