    Anyone else been in the situation where your estate agent tells you you're exchanging today but your solicitor knows nothing about it? 
    This is sale only, our solicitor has had no response from the buyer's solicitor since early October when the chain below was completely different. All updates since they found a new bottom of chain have come from our buyer themselves via the estate agent.

    We were meant to exchange Monday only for the solicitor to say that he had to email the lender for permission to proceed due to having a partially gifted deposit, fine i thought that can be replied to the same day and sorted. turns out he faxed them and they misplaced it so 3 days later I'm using my broker to chase things my lawyer should have done and still no exchange.

    Now i find that there has been another letter sent from the lender that my broker received but i didn't asking for more documents such as the gift indemnity policy, I instructed the solicitor to do this for me at the beginning of November so that i would be ahead of the curve and it turns out this hasn't been done either! to top it off he hasn't sent in the CoT either and they said it needs 5 working days to process and I'm meant to be completing next Friday on the 10th.

    So stressed right now and now the solicitor wont communicate anything to me.
  • Here's our timeline so far! We're hoping to complete in January but not sure if we'll be able to exchange before xmas. It's been really quick so far, imo!

    17/10/2021 We find our house
    18/10/2021 Offer accepted on new house
    20/10/2021 Offer accepted on existing house
    20/10/2021 Solicitors are instructed
    22/10/2021 Mortgage Application
    01/11/2021 Mortgage Valuation
    02/11/2021 Mortgage Approved
    11/11/2021 New solicitors are instructed
    17/11/2021 Contract pack received by solicitor
    18/11/2021 Searches requested
    22/11/2021 Survey carried out in new house
    23/11/2021 Survey report is back with no issues
    25/11/2021 Most searches are back (but not all)
    01/11/2021 Final searches are back!
    02/12/2021 More enquiries are raised

     I get that feeling. It seems like it's always us chasing our solicitor too.

     We thought we were supposed to be exchanging yesterday but apparently our buyer's solicitor thought it wasn't until tomorrow. Now they're out of contact all afternoon so I guess it's going to have to be tomorrow but we can't confirm our movers until we've exchanged and we're stressing they won't still be available on our planned completion date.

    Update:
    1. 09 Nov 2021: Offer on my home accepted 
    2. 19 Nov 2021: Finally found a house and got a mortgage DIP
    3. 26 Nov 2021: Reservation form for new house received. 18 Feb 2022 exchange and completion date proposed.
    4. 02 Dec 2021: Paid reservation fee and signed form - proposed date is now 28 Feb.
    5. 03 Dec 2021: Mortgage application going in via my broker
  • Meant to be completing today but nobody had told the EA that we’d exchanged let alone that today was completion! Absolute nightmare but just sat waiting patiently…
  • Well we finally transferred over the deposit today and have been told we can exchange later today once they have cleared into the lawyers account, at last!

    Was meant to exchange last week, at least that was what was discussed. Did not happen. Paperwork outstanding.

    Finally getting somewhere, I think? We're ready to exchange, but waiting for our vendor and their vendor to sort out some paperwork. By the sounds of it their solicitor has been terrible and slow and they've had to escalate it to a senior partner and it now sounds like stuff is happening...

    Fingers crossed if not next week, the week after that! We're still pushing to move mid January.

    For reference, offer accepted 2nd July! So if we do complete mid January we'll be well over 6 months since offer!

    Have you got a mortgage? We had an offer accepted our house around the 10th July and our buyers mortgage offer expires 16th jan so we need to move 14th jan but top of the chain only had their offer accepted beginning November. Slightly worried. Really wanted to move before Xmas but 6 weeks wasn’t long enough for the top chain but hopefully a few more weeks and they might be ready.
