My vendor's original seller decieded to come crwaling back to accept their revised offer, but they're saying the condition is to complete by 17th Dec. Not sure how feasible that is, myself and my buyer have had the searches and enquiries come back and mortgage offers accepted. So, it seems like we're at a stage to exchange once all the paperwork is sorted? My solicitor has gone all quiet, they were quite active during the early stages. Chased up multiple times and nagging the EA but still no response

I was hoping to exchange by the end of this week. However, I've had an email from my solicitor asking me to sign and return yet another version of the TR1 form. I think this will be the third version they've had me do (if not the fourth). I can get it in the post by tomorrow afternoon but, even first-class, it might not reach my solicitor until Friday now. Exchanging this week suddenly appears to be off the cards...
I'm on nights next week, so really don't want to be getting disturbed by phone calls from the EA/solicitor etc. while I'm trying to sleep. Indeed, I will be putting my phone on silent after about noon as it's not safe for me to work without a decent bit of sleep during the day. We are supposed to be completing Friday week so it's frustrating that things are still so up in the air. I haven't even been able to set up my buildings insurance without an exchange date (though I have some quotes) and I'm worried they are going to suddenly expect me to finalise that without reasonable notice. But if we don't complete on 10th December, I'm concerned it won't be until after the New Year.

We've had our initial enquiries come back but quite a few of the answers were "to follow" which is annoying. It's starting to feel like it can't be done in 3 weeks.0

Still waiting for our seller's TR1 form to come back from wherever he is deployed. Exchange this week is unlikely and I don't think we'll be completing on Monday. So frustrating, we've gotten everything back so quickly and feel like we're the only ones actually bothered. Fed up with seller's EA fobbing us off and not being able to get hold of solicitors. I've made myself ill with the stress0

My solicitor has now said that the TR1 form is only needed for completion and not for exchange. I found this out when they tried to phone me at nearly 3pm to ask for my permission to exchange today - eek! Given today has never been proposed as a date to exchange, this caught me by surprise (indeed, I was with a patient so didn't even answer the call). I have had to explain that I would need to finalise insurance before we can exchange. Why on earth would they have thought they could just spring it on me today without any prior discussion?
So, this evening has been a frantic rush to sort insurance. I had quotes and a frontrunner, but the actual process of organising cover for a house I don't yet live in has proven ridiculously complicated. You would think this would be a common occurrence, but apparently not. There was no way to say that I don't yet live in the property but will do soon - apparently they will charge me £15 to change my correspondence address to the actual address in a couple of weeks. When I tried to use to property address as my correspondence address (thinking I'd just let my vendor know to put a letter for me to one side), the quote suddenly increased by £35! They want to charge me £35 more to have any post from them come from the address that I'm insuring and will be living at... Thankfully, my current correspondence address is my parents' so it can remain as my correspondence address right up until renewal if needs be. However, trying to complete the application within the limited options I can select but without giving untrue information has been incredibly tricky and stressful. Think I am probably going to need to call the insurer in the morning to straighten a couple of things out. Very frustrating.0 -
So our buyers mortgage offer runs out on 16th jan so really the Friday before so 14th Jan. 5 weeks on Friday but 2 weeks off for Christmas so only 3 weeks to make sure we’ve completed before that. I’m slightly worried but hoping that it is all sorted by then.Still waiting for the septic tank report to come back yet so that might also throw up anything thing that needs to be negotiated before Completion.0

Currently awaiting exchange, which will likely be Monday/Tuesday next week for us now.
Here is our buying process so far:
Oct 15th 21: AIP recieved
Oct 21st 21: Viewed house and put in offer (email)
Oct 22nd 21: Verbal offer put in to EA's and offer accepted by Sellers at asking price (185k)
Oct 26th 21: Instructed solicitors
Oct 27th 21: Full mortgage application sent to lender & hard search done on credit file (experian)
Oct 28th 21: Further documents requested by mortgage broker
Nov 1st 21: Valuation and homebuyers report carried out
Nov 2nd 21: Valuation report recieved at £10k below accepted offer/asking price, renegotiated
Nov 3rd 21: Sellers accepted new price of £177,500 and new accepted offer put in writing.
Nov 8th 21: Homebuyers report recieved (no concerns)
Nov 9th 21: Searches sent by solicitor
Nov 10th 21: Mortgage application offer recieved
Nov 23rd 21: Searches returned, no need for further enquiries
Nov 29th 21: Outstanding enquiries from sellers all recieved by our Solicitor - documents for exchange drawn up and sent via post. Sellers agree to aim for a completion date of 14th December 2021
Nov 30th 21: Notification from lifetime ISA that funds have been sent to solicitor
Currently just awaiting reciept of the documents they have posted so we can sign contracts and once the solicitor recieves all of these we will be exchanging the next day.
Its all very exciting, and has gone very quickly (we dont have a chain either side and seller has already vacated the property apart from a few bits of furniture) which we are very grateful for. We currently are in rental property, today was the deadline to exchange for us to hand our months notice in now, and as we wont have exchanged by today we will have to keep this rental property until the end of january as per our tenancy which is a bit frustrating financially but gives us time to move out and clean both properties properly.

It hasn't really been that long of a process but I'm getting more and more frustrated by the day.
Our vendor is actually buying a property from a large developer of retirement apartments. Their solicitor is the one who our vendors solicitor is waiting for responses from.
You'd think they could do this quickly as it would be something that they do all the time...
Thankfully, our vendors estate agent has said that she will be calling them daily to get the updates.
I'm starting to lose hope that we'll be in before Christmas as we'd need to exchange within 2 weeks to be able to complete before our solicitors final completion date.0
