Spoke to our solicitor this morning and he was confident we should exchange today. Have heard nothing since. As it's gone 5pm do we assume it's not happening today or is there still a chance? I hate this waiting2022 mfw #46 - £1503/£14000

The vendor's solicitor is apparently out of the office until Friday. I hope it does get sorted then as I'm on nights next week and really don't want to be dealing with calls about exchange while I'm trying to sleep.justcat01 said:

Still here, still waiting for exchange and sleepless nights have kicked in. We are a chain of 5 and the completion date agreed by all parties is 8th December. Our mortgage offer expires on the 10th yet hold ups with the cyber attack and then yesterday an outstanding enquiry over a kitchen spotlight of all things means we still haven’t exchanged. I’ve heard of simultaneous exchanges and completions but is this possible when mortgage funds need to be drawn down and there such a long chain?!0

Newbuild completion in December.14/10/2021 - Offer Submitted15/10/2021 - Offer Accepted18/10/2021 - Solicitor Instructed19/10/2021 - Mortgage Application Submitted (Nationwide)26/10/2021 - Valuation completed (Approved)02/11/2021 - Mortgage Offered Received04/11/2021 - Searches Complete15/11/2021 - Solicitor confirm they are still waiting for some replies from sellers solicitor and mine interpretive report26/11/2021 - Vendor exchanged on their new build - Expected completion can hopefully happen on 17th.

I appreciate my timeline looks really good in comparison to some stories but the waiting is so frustrating. Just need to get the couple of queries over the line then hopefully complete in a couple of weeks.2 -
In practice - no - it isn’t. Technically you could draw down on mortgage before you’ve exchanged but then you risk the money arriving too early with your solicitor and they then have to send it back to the bank (and you then have to drawdown again; it usually doesn’t take as long as first drawdown request but you can’t guarantee). 3rd Dec (tomorrow)- Completion!!!
3.5 months is pretty good going I think, compared to some others. Had a few minor frustrating preventable mishaps, but pretty smooth otherwise.
If you go from offer to completion in 2 months, you are the timeline champion lol
