    Three people in the chain sounds doable - do you & your buyer have mortgages? We've been told that if there's mortgages involved, we need enquiries sorted by tomorrow at the very latest to let people draw down funds... Fingers crossed the three new enquiries are quickly answered!

    @greenbeen That's a tough one... I think solicitors can seem uncommunicative overall because they prioritise the cases closest to the finish line, and that's frustrating for people trying to get to that point... but if they're being REALLY rubbish before you've even completed ID checks, I'd be debating whether to cut my losses and find another one. 
    Yes both of us mortgages, when my mortgage was approved the mortgage advisor at the bank said they only need 24 hours to request funds but I’m not sure on my buyers lender 

    in the emails I have seen this morning from my solicitor he has mentioned 29th many times so he must be confident

    Ahh that's excellent. I've got to be honest; we haven't got that far yet - our solicitor has just called to say their system is down but ask what date we'd like to complete, so we're a few steps before you. I was going off my estate agent and the one above saying yesterday that funds were taking 5 - 7 working days for most banks; and more for a couple like HSBC, which may very well be wrong or outdated news!

  • Our solicitor is now off this afternoon.

    Grrr. I suspect the 5th is a much more realistic completion date for us, and that's okay, but I'm nervous about our buyer - he very much wanted access this weekend - and that if anything fails, he'll be out of the country from the next day, and our seller's sellers' mortgage offer expires a few days later. I'd sort-of prefer Friday this week just to get it done and stop thinking about it 🙈

  • Argh @HopeAndDriftWood that's so frustrating! I've taken to just asking for the conveyancing assistant as I've had about 3 different solicitors working on my file. Hoping you get a date soon :) 
  • @HopeAndDriftWood all enquiries are settled! I can’t believe after chasing for weeks with the first solicitor it’s been done in 2 weeks! 

    Makes me think if they had this one from the start would we have saved the stamp duty!!

  • Rejoining this thread after a hiatus following the sale of my flat in the Summer and a series of failed purchases. So disheartened with this whole process but hoping rejoining here will bring me some luck <clutching at straws>. Brief summary of my !!!!!!:-


    House #1 – offer accepted beginning of July. Initially told during viewing that vendor had found an onward purchase but subsequently informed he was still looking. After 3 months of zero progress and no updates his EA admitted he had no idea what the vendor was doing as he had gone completely silent on him. EA actively encouraged me to start viewing other properties so..

    House #2 – Offered on a beautiful family home, ticked almost all our boxes. Seller an elderly woman who was downsizing. Said she loved the idea of selling to me as I had a young family. Unfortunately lost out to a cash buyer. Gutted. On to..

    House #3 – Vacant house, informed by EA it was a probate but it then turned out the owner was an elderly widower who was actually alive (long story!).  After a confusing week of back and forth my offer was accepted. Assured by EA that owner wanted to sell ASAP as he had already bought another house with his brand new wife and wanted to tidy up his affairs. Seemed it would all be straightforward. Withdrew my offer my House #1. Exactly one week later EA called to say very sorry, owner decided to pull the property from sale citing “family pressure” as his children did not want him to sell the family home. Then went back to…

    House #2 which suddenly came back on the market just as House #3 purchase collapsed. The cash buyer had pulled out. My (re)offer was accepted. Initially elated but it feels like groundhog day the as the seller is still looking for her onward purchase, she is downsizing to a one bed flat.  Since she initially accepted an offer from the cash buyer at the beginning of September I naively expected her to have found somewhere by now as at the time when I viewed (in September) she’d already started packing up her furniture and said she’d seen several flats she liked and planned to offer on. The EA also told me she was buying cash and wasn’t dependent on the funds from the sale of the house. She is looking for a 1 bed in a new town I know very well and there are literally hundreds available on Right Move etc but appears she hasn't found anywhere:(

    Also, my solicitor is waiting for the contract documentation and told me today that the seller’s solicitor advised that they have still haven't even been instructed to act so nothing has started two weeks after my offer was accepted. Asked the EA if they have any info and they responded that the seller is “sorting out her paperwork” and then will instruct her solicitor.

    I just feel like crying and giving up.

    It doesn’t matter what kind of house I go for: vacant, occupied, vendor on their way out....I seem to end up in the same shambolic situation. I read threads on here where people offer on a house and then their vendor finds somewhere straightaway and the chain is quickly complete. I just give up.

    Just to make you feel a little better similar has happened to us. 

    Sold our house in July after a week. Wasn’t expecting it. 

    Found a house week or so later from a old lady a week later I got a call from our solicitor to say she had called and was told stressful so pulling out. 

    Frantically looked for second house really liked it put a offer in and accepted then taken off the market because it had an external crack they needed to repair before they could sell it. 

    As that fell through we got a call from the First Lady to say she’s sorry and back onboard just got nervous would we reconsider. We said yes. She took ages to find a property finally found one and was told a few weeks ago that those vendors were moving into a new build but wasn’t ready so would move into rented accommodation. (Perfect no chain slightly quicker) NOT!!!! 

    Found out today the vendor for that property has found another property and put a offer in which has been accepted but I have no clue if it’s no chain or another one to add to the long process. 

    Wanted to be complete before Christmas now we be lucky to complete before 2021. 

    And just to add insult to injury the old lady solicitor has been communicating via post to my solicitor. You just can’t write it. 

    I feel your pain and hope you get some good news soon. So stressful.

    5th is probably better as kids will be back at school!

    Ahhh that's exciting! 

    We just heard from our solicitor that she's responding to enquiries now, but they might get sent first thing tomorrow. She's also sent us the contracts and transfer deeds to sign, and suggested the 5th to rest of the chain... Fingers crossed for us both! 

    I feel kind of sick and very excited.
