Just an update - removal men and vans came about 11.45am, 3 hours later done and on their way!
I have felt sick all day with nerves, it’s starting to really feel real! As it should do 🤣😅

So this is my timeline
27/7/21 offer accepted
27/7/21 solicitor instructed
2/8/21 mortgage application submitted
3/9/21 mortgage offer
11/10/21 firts attempt to exchange but my solitor informed me that the bottom of the chain have to draw down their help to buy funds.
21/10/21 Finally we exchanged this morning!!!!!
Completion 29/10/21

Good luck to everyone expecting to exchange and / or complete today. Just thought I would pop back and offer my support and encouragement, as everyone has been so kind to me throughout our journey!
So, now it is the start of day 5 in our new home, and my second day back at work (currently with a laptop on a table in the lounge) since we moved. Despite the early mess, the chaos and the list of things to be done getting rapidly longer, we now have a relatively functional lounge, kitchen, bathroom and bedroom, and we are gradually starting to tackle the huge piles of furniture and boxes. My cat loves the two box playgrounds (the spare rooms) and the picture window in the front room - which as well as the previous grime, now has a line of nose marks where she has been 'nose to glass' watching the comings and goings in the street! We have a full on weekend of cleaning, clearing, box unpacking, furniture relocating and general organising planned, and hopefully by Monday I will be able to find my work PC and paperwork, and will have an office space sorted out!
I can quite safely say that the stress and worry has been worth it. We are the proud owners of the worst house in the street by a country mile. But having my best friend pop round for a glass of wine in the week, because she is 5 minutes away, not an hour, and my parents pop in for a cup of tea on their way past rather than a rare whole weekend at ours because the drive was too much for my Dad has made it totally worthwhile. Even my reluctant husband is liking the area and the neighbours, and he appreciates that we have several pubs in walking distance!
If you are still dealing with radio silence, difficulties, unexpected random challenges, odd behaviours from vendors and buyers - all I can say is hang on in there. It will happen, even if you need to lose your !!!!!!, cry, scream - whatever it takes. Remember that everyone ultimately wants the same thing - to sell / buy / move on / get paid etc. Sometimes they might just need you to remind them that you are there, and you need to give yourselves a break and remember why you are putting yourself through the whole ordeal!

Wondered if anyone has experienced this.
I'm in the process of applying for a mortgage with NatWest, nearing exchange and completion.
Had a hard credit search with Equifax on Aug 26th, all good. According to Clear Score today, the hard search has now been removed by NatWest.
My application is still at the "preparation for completion" stage according to the tracker, so no worries there. Only reason I can think of is that they are planning to complete another hard check prior to completion which is fine, but would have thought it would just be an additional search, rather than removing one. I called Natwest, and they confirmed that the application is all good in the hood.
Not overly worried but just wondering if anyone has had a removal of a hard credit search when applying for a mortgage???

@nicolanickynic I didn't even know you could remove hard searches 🤷♀️ but as long as the mortgage company says everything is fine I wouldn't worry. Would it be a bad thing if they did perform an additional search though?

We're just plodding along, trying to avoid the temptation of chasing when we know the buyers buyer will still be awaiting searches etc. I've promised myself I'll give them at least three weeks to get going before I find out where they're at.1 -

Not necessarily a bad thing. I know many lenders complete a hard search at application stage, then complete another search before completion to ensure there have been no major changes. I know this is the case with off plan new builds as there can be months and months between exchange and completion. They obviously know they completed a search at application so a second search by the same lender won't make a difference.
Just find it strange that the original search was removed only about 2 months after is was done and there doesn't seem to be a logical explanation for it. Not really concerned about it as long as the offer is still in place. The tracker and the Intermediary team confirmed this today.

So for us it sounds like we're the slow ones!
Our buyers sent through their 2nd and 3rd set of enquiries on Monday and Wednesday. We replied back to them on the same day we received them.
Meanwhile, our vendors have raised their enquiries with their onward purchase and are waiting for the management pack.
Us on the other hand only ordered our searches on Tuesday as they wouldn't start them until they received the draft contract as I mentioned before. In our area, searches only take 5 working days, so I'll follow up with them on Tuesday/Wednesday to see where they are. I'm really hoping that once they receive the searches they move quickly as they will have everything they need to actually start moving!
I spoke to the vendors EA, and she said that the hope is currently that we will complete at the end of Nov/beginning of Dec which would be amazing! I know that it can sometimes seem it, but it's not even that far away. It's about 5/6 weeks. It all just depends on the searches and enquiries now.
Fingers crossed everything runs smoothly! It's actually starting to sink in that we'll need to get packing soon!

She cannot go on forever like this, marking the price up just because of that!
And that's why I think there should be some sort of deposit right after the seller accepted an offer. It can prevent things like this happen.FTB on no chain house
