  • Our buyer has called... he's leaving the country on 6th November for family reasons, and therefore needs to have completed by then... but his strong preference is to be around to help his son move in, so he wants to move him in next weekend. He's pushed us to see if we can go elsewhere if the process isn't complete by then... 

    I'm due in less than a month; we have no local family and I'd struggle to stay with the only family we do have in normal times, let alone heavily pregnant, so I really don't think we can move out early without the whole chain moving...

    Is that even possible? 

    The enquiries raised on Friday seem okay, our solicitor should be able to respond to them first thing.

  • So stressed out with our purchase. All enquiries done. Papers signed. Ready to exchange. But our vendor is awful. She's an awful person who is trying to waste our time so she doesn't have to move. Selling mothers house she lives in to be split with brother. Told she was going to rent. Now apparently going to buy. Heard on the gv she can't get a mortgage. We live in a small village with a lot of gossip. Aggg ea going to get another stern call tomorrow

    @Chooru and @Newdrake88 Is it responses to enquiries that you've raised that you're waiting on? I hope you get it over the line this week. Will you go for simultaneous exchange and completion?

    @CasaCroft8 Eek,. that sounds horrible. She's likely to continue being a nightmare if she doesn't want to move... Does brother have the legal means to force her to sell? Is that already all in place? 

    @DeletedUser I'm sorry about your house delay, that's really rough. 

    No real news here. Freeholder responded to our request for free and same day; which is unheard of, so solicitor now has the answers to all enquiries... I'm not sure if she's sent anything over yet. I believe that people would need to draw down funds tomorrow at the very latest to be able to exchange and complete on Friday; and that'd rely on nobody using any of the banks that need longer than 5 working days notice at the moment... so I think Bonfire Night is probably still the most likely, but it'd be such a relief to get enquiries satisfied.

    Yes it's the enquiries my solicitor has raised, the vendor has answered them twice as his first solicitor was terrible and he switched as there is only 3 of us, my buyer- me - vendor (moving in with parents) I think exchange and complete at the same time is possible

    my solicitor says he is reviewing replies today and will let me know if they are satisfactory, please all say your prayers for me that they are!  Good Luck to everyone else this week 
  • The saga of trying to communicate with our solicitors continues! I *finally* had enough last week and called every mobile number until I got through to someone on our team. We returned all documents on 13th and hadn't heard a peep since, even though we had asked about ID searches etc.

    I found out how to make a payment for our ID searches, following the guidance on the paperwork we were sent last Friday and was waiting to get a link to submit everything this morning (as per the paperwork instructions). Instead, I received a snotty email that we hadn't sent any ID. Um, I'm so sorry, I clearly should have followed the email you didn't send me with guidance on our next steps, or taken the great advice provided from our 10+ unanswered phone calls and voicemails about submitting our ID. Needless to say, they've received a professional, equally snotty, email back. 

    Please tell me, is this just all solicitors or have we stumbled across particularly terrible communicators? I understand they are probably very busy (and acknowledged this in my email), but we're not even through the first step of the process with them and we're paying an eye watering amount for this (lack of) service.

    I'm supposed to be completing on Friday too. I've been chasing sols for their account details so that I can transfer deposit and they've requested mortgage funds this morning. They seem confident that it's all going to happen but still not exchanged so part of me is still a bit worried that something will go wrong.

    Three people in the chain sounds doable - do you & your buyer have mortgages? We've been told that if there's mortgages involved, we need enquiries sorted by tomorrow at the very latest to let people draw down funds... Fingers crossed the three new enquiries are quickly answered!

    @greenbeen That's a tough one... I think solicitors can seem uncommunicative overall because they prioritise the cases closest to the finish line, and that's frustrating for people trying to get to that point... but if they're being REALLY rubbish before you've even completed ID checks, I'd be debating whether to cut my losses and find another one.
