    It also took 4 months for anyone to realise that my vendor needed to apply for probate (and hadn't). There are mutterings that this may be back in time to complete before Christmas (seven months after my offer was accepted), but I don't think anyone really knows.

  • I am joining you all and hoping this time we get to the finish line! 
    After starting our search in Nov 2019 going through 3 chain collapses, a pandemic where I was furloughed and therefore banned from continuing our house search, finally we are nearing the end (fingers crossed!) 
    I was back to work in April 21, offer accepted in Aug, vendors had their offer accepted late Aug. No chain below us and no chain above vendors. 
    Mortgage offer came through by start of Sept, survey done mid Sept, searches back end Sept. 
    Vendors sent back draft contracts to solicitors and answers to enquiries early Oct, we sent back draft contracts early Oct too. 
    Our sols wants full deposit sent over this week then we can start talking exchange/complete. 
    It’s all gone quiet… 
    Hoping its not too far now! Desperate to get out of this temporary home surrounded by boxes for the last 2 years!!

    @HopeAndDriftWood so these are the 2 documents you need to sign for "exchange of contract" process?  wow  so exciting for you!

    @charlotteo1988 i am so sorry to see you going through all these!  I really dont know if there are solicitors who still use posts to communicate with other solicitors!
    FTB on no chain house

    15/8 offer accepted 
    18/8 instructed solicitor 
    20/8 instructed surveyor
    1/9 Draft contract received 
    1/9 Local searches ordered
    15/9 Survey done
    17/9 Survey report received. No major issue
    21/9 Survey report sent to our solicitor 
    4/10 A bunch of documents received from solicitor (inc. local search results, fitting fixtures forms...)
    4/10 Enquiries raised

    Hoping exchange in mid Oct, completion on end of Oct

    20/10 Suggested 1/11 as completion date - let's see how it goes!

    I’ve been stuck too for months
    in ready my buyers ready
    but their buyer not so
    much
    my house sold July 14th and here we are near end of October getting nowhere fast

    @bhhm3 8 weeks is long. Can you sternly ask EA to ask the seller and solicitor to get the contract pack? Tell them you have done everything you can so far, the hold up is the contract pack!

    Just got the email from our letting agent's that they want to know if we intend to renew. Our tenancy ends 24th January.

    Have to admit I absolutely did not think we'd be talking about completing in January but that's what our vendor seems to think will happen (though our sales progressor is a little more enthusiastic and thinks we can be in in December). Now have the hard decision of whether we ask to go periodical tenancy with our LL, or we just accept we'll be moving out 24th January regardless of where the house sale is and put everything in storage.

    It wouldn't be insurmountable. Luckily OH's parents have a 5 bed house with just the two of them so we'd be set (they actually have his old bedroom and then a little unused room next door which my MIL "uses for doing her hair" lol that would make a decent home office for us to WFH). 

    Not sure what to do!

    @greensalad Aw, I'm sorry. At least it sounds like you've got options! 

    @bhhm3 Do you know what the delay with the contracts is? We've always had ours back pretty quickly; but I know a few people here have mentioned that it took weeks to get them through. 

    @Hebblethwaite That sounds hellish. I hope things speed up for you! 

    @DeletedUser Eurgh, I feel for you. People in our chain have been waiting since March... it's been painful; and we've only been in since July. Things seem to be coming together for us now, I hope they speed up for you, too. Do you know where the buyer's buyer is stuck? 

    @novelle Yeah I think so - that seems to be all legal paperwork completed, so now it's just over to the buyers' solicitor to confirm that they're happy and everyone to agree dates.

    What's the position of those above you in the chain? Doesn't matter how fast you move through the process if other parties are lagging behind.
