I can’t believe after chasing for weeks with the first solicitor it’s been done in 2 weeks!Makes me think if they had this one from the start would we have saved the stamp duty!!
Congratulations to you for getting it done; your new solicitor sounds pretty epic!
@waitingforsomething Ha we've had loads too, it's so odd, isn't it?! I'm hoping that she's sent the replies across anyway, but i asked them to let us know when they did, and we've had nothing...
5th is probably better as kids will be back at school!
We just heard from our solicitor that she's responding to enquiries now, but they might get sent first thing tomorrow. She's also sent us the contracts and transfer deeds to sign, and suggested the 5th to rest of the chain... Fingers crossed for us both!
I feel kind of sick and very excited.0 -
Exchanging tomorrow...... Did anybody else feel physically sick or is it just me?!! 🤢🤢2

@Chooru and @Newdrake88 Is it responses to enquiries that you've raised that you're waiting on? I hope you get it over the line this week. Will you go for simultaneous exchange and completion?
@CasaCroft8 Eek,. that sounds horrible. She's likely to continue being a nightmare if she doesn't want to move... Does brother have the legal means to force her to sell? Is that already all in place?
@DeletedUser I'm sorry about your house delay, that's really rough.
No real news here. Freeholder responded to our request for free and same day; which is unheard of, so solicitor now has the answers to all enquiries... I'm not sure if she's sent anything over yet. I believe that people would need to draw down funds tomorrow at the very latest to be able to exchange and complete on Friday; and that'd rely on nobody using any of the banks that need longer than 5 working days notice at the moment... so I think Bonfire Night is probably still the most likely, but it'd be such a relief to get enquiries satisfied.
I'm assuming the chain isn't at risk of collapsing, otherwise surely the other solicitor would either just tell us, or stop responding to enquires? The seller's solicitor didn't want to commit to an exchange date yet because of the outstanding queries. My situation is somewhat unique and I need to get out of my rented accommodation ASAP because of on-going issues with my landlord. I am very tempted to put in an ultimatum of this needs to be completed by 20th November, or I'll pull out. I don't want to cut my nose off to spite my face, but the on-going issue with my landlord means that there is a real possibility that I could end up "homeless". So if it looks like this is going on for a while, I'll likely need to look for elsewhere to rent... It somewhat feels like the sword of Damocles is hanging over my head!02/09/21 - Offer Accepted
23/09/21 - Solicitor Instructed
23/09/21 - Mortgage in Principle through preferred provider
07/10/21 - Mortgage Offer Issued
12/10/21 - All searches complete
03/11/21 - Completion date of 19/11 agreed, with exchange of contracts on 15/11
12/11/21 - Email received from delaying completion date due to issues higher in the chain
10/12/21 - Completion date of 19/12 agreed by all parties0 -
B*gger, a wasted day. Everything is apparently set for exchange but our buyers solicitor has gone Awol and isn't reponding to our solicitor. Was supposed to be in the office today. I did however manage to do the final run to the tip; everything left in the house will be moving with us. Hopefully, tomorrow will bring better news.

I'm supposed to be completing on Friday too. I've been chasing sols for their account details so that I can transfer deposit and they've requested mortgage funds this morning. They seem confident that it's all going to happen but still not exchanged so part of me is still a bit worried that something will go wrong.
Why does clients (you) have to do the chase up?! Do they want their money too?FTB on no chain house

Hey all,
Thoughts on my timeline below? I'm starting to get properly worried...
My offer was accepted on 2 September.
Mortgage applied for on 7 September.
My solicitor was instructed 10 September.
Mortgage offer received 16 September.
Survey results returned 24 September.
Searches returned 22 October.
We're still waiting for the seller to send a draft contract pack... haven't heard anything from the seller/solicitor for 8 weeks...
Estate Agent says 'they're working on it', 'tomorrow', 'next week'...
Should I be worried?0
