Last hurdle for some of you today, good luck!
Congratulations @JCarmello, fab wedding present to come back to.
I for one (and probably estate agents and solicitors across the country) will be happy to see tomorrow when stamp duty goes back to normal and sales can stop working to those kind of timescales 😁4 -
I'm the same as you. Mine is going insanely smoothly also. I'm also a FTB, but I'm buying a new build flat (already built)Faodail said:I’m a FTB, and after seeing some of your posts having horrible and difficult times, I worry that mine is going smoothly... too smoothly? We are buying our home as cash buyers, the property is in Scotland. In the middle of nowhere (what we have always dreamed of) our offer was put in on the 8th Sept, accepted same day. We have a date agreed for the 22nd of October. This date, our solicitor suggested, which was fine by us and the seller as it’s empty. So a quick sale for them and us.Our solicitor is preparing to send us the report on title any day now.I’m wondering as I’m completely new to this, does it sound like it’s on track?(I have been logging in everyday and catching up with everyone’s posts to see if you have completed yet or not, congratulations to everyone that has completed! And I feel so gutted when I read others have been left hanging another day) xx
It all seems to be ticking along nicely (apart from the estate agent calling me for "updates". I have politely asked them to direct all questions to the vendors solicitor, so the solicitors can fight about updates rather than bothering me!).
I'm also following this forum just to get an idea of other peoples experiences.
Don't forget, some of the unfortunate experiences we see are in the minority. Most people are able to complete without issue and don't necessarily use forums.
Good luck with your purchase and good luck to everyone exchanging/completing today. It's a busy day for all x3 -
Agreed - And remember, if things are going smoothly, you're gonna be less inclined to post on a forum like this. A lot of this forum (at least for me) is the support and understanding when things go wrong. If we'd had a totally smooth run, I doubt I would have posted much.birdmadgirl8 said:Thank you @Faodail - don't let our situation scare you though. Most chains complete much more quickly, plus yours is really straightforward. This thread is great for showing what can happen and it prepares you for the possibility of problems - but that's not to say they will happen. If you read back through the thread to the start, you'll see that loads of of chains compete without a hitch. If anything horrible does happen, we'll be here to commiserate 🙃10th June - DIP submitted

I'd second that some transactions are really easy - my purchase of here was. It's especially easy if you're a FTB, so you've got nothing to sell, and you're buying something that's empty!
Good luck to all hoping to get it across the line today, and congratulations @JCarmello!
Yesterday was a LONG day... started at the hospital for blood tests, drove half way to the solicitors, she emailed while we were en route to say that she was dealing with more proceedable cases but she'd sent everything over to the new buyer's solicitor, and that the old buyer had made his searches available. We've sent that on to the new buyer, too. I think we're now waiting on him confirming that he wants them, which I presume he will, as it's half the price that his solicitor quoted, and saves the 5 working day wait. Then we're back to waiting for any enquiries from him, and his mortgage offer... Then back to hospital last night for monitoring.
Our seller needs to be moved by 22nd October or his mortgage expires and he can't renew it, but to be honest, I don't think I'd want to be looking at November exchange/completion anyway... the baby would be almost here 😳Signature down for maintenance :rotfl:2 -
Good luck to everyone else exchanging/completing today!

@HopeAndDriftWood Sounds like you have a good solicitor there. No chance of mine gracing me with a reply at the moment! I do understand they're under pressure, so haven't chased this week. That yours is willing to update you and do some work for you (sending did over, etc) bodes well for beating the baby!0

We had a bit of good news yesterday... after last week having all but 2 enquiries returned my solicitor informed me yesterday they had received some replies so will check through and push for exchange/completion next week if all is well now that the stamp duty rush is over. 🤞🤞 Been asking all my friends to manifest positivity for me so lets see how it goes 😂😂😂Smith6789 said:
Small update here. We had majority of enquiry responses back on 2nd September, however still waiting for some outstanding enquiries which we are so so so hoping come back this week with no issues! Chased EA who said sellers solicitor should be sending this week...Smith6789 said:Hi all! Been following so thought I would chip in as we are getting increasingly inpatient and just wanted to move in 😂

Now just waiting for responses to enquiries. Originally were told the sellers were keen to move in Summer hols resulting in us trying to act as quick as possible but we haven't heard back from them nearly 4 weeks now. We have chased multiple times. It's very hard to not be scared of everything going wrong again!
Anyway, good luck to everyone else hopefully lots of good news is coming for everyone 🤞🤞🤞🤞🤞🤞🤞
If this happens we can talk about a completion date, but things just seem to take soooo long. A few weeks for something to be sent, then a week to receive, then a week to look through, then a week to reply etc etc. Before you know it months have gone by with no progress.
However only 14 weeks into our second purchase so I guess its not too long. Just feels like longer as it's been 37 weeks since we originally started this process. Trying to keep the faith without being too paranoid that it will fall through like last time 🤞🤞🤞
Good luck to everyone completing this week 🤞2
