  • Does anyone know if your lender refunds an early repayment charge, do they refund it you in cash or credit your mortgage balance?
  • We've completed on our sale this morning just waiting for the word to get the keys for our purchase, then I can load up the cat and drive over (our buyers aren't coming in until 5.30 so agent said no rush).

  • Hi all,
    First post on this thread but have been following a while!
    We are selling and buying. Everything is signed and we are just waiting for our buyers’ solicitors to agree to 7th for completion but no indication from our solicitors about when exchange will happen…
    Things seem to have changed since Covid/ stamp duty holiday with such short amount of time between exchange and completion so this mad rush at the end is new for us!

    I’ve asked our solicitors this question but their answer isn’t all that clear so wondering if anyone can help please? 

    We’ve been told we need to have buildings insurance in order for exchange to happen but as we don’t have a date for that - how do we know when to start the policy? The latest answer from the solicitors was “Once a completion date is agreed sort insurance out to start a few days earlier”. Is that what everyone else has done? Or should I just take a policy out once our buyers agree to the 7th? (They’ve already agreed in email to our estate agents, so just waiting on their solicitor agreement).

  • @MissBizzita It’s a condition of our mortgage (with Barclays) that we have insurance from exchange - our solicitor has to ensure thats the case. They’ve told us to run quotes for now; and then when we get confirmation that we’ve exchanged, take out insurance. 

    If we end up doing exchange and completion same day, we’ll insure from that day.

    Our old buyer agreed to sell the searches so we passed the costs over today, no reply from our buyer yet but hopefully that’ll speed things up. 

    New buyers solicitor has the pack & contracts, too. We’re now back to waiting on enquiries/mortgage offer. 

    Chain is happy as long as we’re done by October 22nd…

    @MissBizzita we ran a quote before and applied for the policy the first day we gave authority to exchange. Meant we ended up having it for over a week before we finally did exchange, but hopefully it won't be that bad for you! Literally took 10 mins to change the date on the quote and set up the policy.
    10th June - DIP submitted
    11th June - DIP referred to underwriter
    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for

    We did get in finally about 4.45. The cats had a night on their own at the new house, we had another day squeezed in at the in-laws and I am finally in bed in the new house. The shower here almost makes uo for the stress. Our movers were a god send in the end. Managed a full day of work today where they retrieved our things from storage and rebuilt the furniture. To anyone considering movers ease do it! They are extremely helpful and have probably seen your stressful situation before.

    Thank you!! Genuinely in shock that I am now a home owner. Last house was only in my husband's name. I never thought I would own anything. Feeling abit emotional (might be the prosecco).
