Yeah, that is very frustrating - totally get your need to rant! I think sometimes people delay because they worry people will pull out if they do, so they wait until it's absolutely not possible and hope that everyone's too committed to back out.JS21 said:

Yeah, I think expectation management is often the problem. We had hoped to complete by the end of August, which would have been about 10 weeks from our offer - so doable but also a bit optimistic. But our estate agent never made firm commitments on that and was very clear that you can always aim for an ideal completion date from the start, but never expect it. Things always come up that cause delays (as it did with ours) and you have to have a plan B ready for if it doesn't go as you had hoped/planned.Newdrake88 said:

We've proposed next week and at max, 2 weeks from today on the 12th.
I know it's not the end of the world but our last purchase also fell through at this stage when the sellers pulled out at exchange. it's so frustrating and means an extra £2,500 in stamp duty which they won't compensate in any way. They wouldn't bend on the price at all and we've moved as fast as we can whilst being incredibly busy at work to show we were committed buyers and to try and ensure we got it all done in time, which we did. After 14m of living with family we're ready for our space again and just want to get cracking. it's also incredibly difficult to try and get time off work in the next few months! I'm just so fed up!

nothing wrong with being optimistic but I think they should manage expectations they had 6 weeks to tell us it won’t be done in time

I totally get your frustration, @JS21, but as others have said, 7 weeks is fast for the UK - it might be worth trying to find out why they need the time. Might be they can't move the big items themselves and need time to arrange movers once exchange has happened. It's tough, but you've got to remember that everyone has their circumstances, and that they can change. Finding a day that works for everyone is often a compromise that works, but doesn't fully satisfy everyone involved.
