  • Wahey, congrats @House_owner

Our solicitor has said she's dealing with four urgent completions today; so won't be sending over the pack today. She's not impressed with our estate agent. I do get it that they're much closer to the end than us, but I wish they'd send the email...

We did get confirmation that the chain is still good as long as completion happens before October 24th, as our seller's mortgage offer expires then and he can't get an extension. I feel like that should be doable, but who knows.
    Signature down for maintenance :rotfl:

Can I ask... I see a lot of people who exchange and then complete the day after or so.

Is this because you establish an exchange and completion date with, say, a week in between, and then the exchange date slips but the completion date remains the same?

I'm really worried. We need to give notice on our rental when we exchange and ideally we wanted 4 weeks between exchange and completion. I know we're very unlikely to get that, so we thought we'd push for 3 weeks and hopefully settle on two weeks. This would mean paying rent for extra weeks though.

My concern is... from reading everything it seems like people will still expect the completion date to be the same if exchange slips, but we can't do that. We need time in between. So if exchange happens later than planned we still need it to be a consistent, say, 3 weeks until complete.

Do you think we're likely to get this? I don't know what else we'd do, as we can't afford more than one month's rent overlap!

Honestly I can't see everyone agreeing on a new completion date every time the exchange date might slip? Everyone will settle on a date for their own reasons and disrupting that could severely annoy people and cost them money.

I just want to ask - you make it sound like your notice period is exactly 4 weeks? Are you sure of this, and not that it's 1 rental period? If the rental period is from the first of the month to the first of the next month, then usually if say, you give notice at any time in September, then your notice is for the end of October.

I had requested a 2 week gap between exchange and completion which my solicitor agreed to. However when that exchange date arrived, my solicitor still hadn't had agreement from the my buyers solicitor for the completion date. Then I think it just slipped further along because the solicitors were too busy - my estate agent mentioned that a lot of solicitors now are doing same day exchange and completion because they are overwhelmed with work leading up to the end of the stamp duty holiday.
Hopefully after the stamp duty holiday, things will quieten down and you will be more likely to get your 2- 4 weeks.

Another "we exchanged today!" bod here. Congrats to everyone else who exchanged today, too. Completing on Thursday, so right in the nick of time for stamp duty. Fortunately I'm with family at the mo, so I can have a nice leisurely drive to my new place on Thursday morning with a few first night essentials and hang around until keys are ready. Props to everyone who has managed to get removals sorted too - I can't imagine that extra level of stress!
    Congratulations!
  • I exchanged and completed today! Very stressful but at least I am there now! Congratulations to fellow exchanges today x
