The NEW waiting to exchange thread...

scottie21 said:So our vendor is apparently quite upset that the spray foam insulation he was told would improve his home is actually detrimental and knocking value down, so we are waiting to hear about our reduced offer. It’s the stamp duty deadline in 16 days, and we’ll need to adjust our mortgage application, so it’s all starting to get a bit nail biting 😬😬😬 we are packing anyway, just hope we can get a date soon, and get a removal company, if there is availability. Is anyone else cutting it fine?
I'm starting to strongly believe he can't get the mortgage...
12 working days after today, and I just can't see it happening if there's not movement today/tomorrow, although our solicitor says all enquiries are sorted and we can do simultaneous exchange and completion if required.
We've given up on getting a removal company, they are slim to the ground here and we'd need to commit to it now to have any chance of getting one... I think it'll be trying to rent a van and hassle a few friends to help us pack up!
I'm glad your seller has agreed to the reduced offer... Fingers are crossed that you can get it all sorted before they're away!Signature down for maintenance :rotfl:0 -
After the Post Office keeping the letter for a week, the contract and TR1 for our sale finally arrived. Just need to find a witness for the TR1. Still haven't heard that our searches on our purchase have come back. Starting to hate our new council before we even get there.

Looks as if there is no call for a 'Waiting to Complete' thread... but wondering if anyone can help me out.
We complete on Monday having exchanged last Friday. No notification yet as to if funds have been requested from our lender; is this something I would be notified about or should I just leave my solicitor to it? Thanks x

I also exchanged on Friday and will complete this coming Monday. I just sent an email to my solicitor yesterday confirming that drawdown will take place in time. They responded to confirm they spoke with the bank and its all set. Maybe whizz your solicitors an email

Congrats to everyone that's exchanged/completed and good luck to all that are on the verge and almost there! Re-joining the thread after our last purchase fell through on 30th June after the sellers pulled out.
We are in the process of purchasing a different property, offer accepted on 11th August. So far we've signed and returned contract pack and transfer forms, had all enquiries answered, final search came back today (no issues), mortgage offer received today and report on this received from conveyancer and broker (no issues) so apart from waiting on the hard copy to come through the post in the next few days for us to sign and send, we're almost there to talk dates and hopefully complete by end of month! The property we're purchasing has no onward chain and we don't qualify for the HTB isa bonus so no further applications there, so fingers crossed, we could potentially complete in time before Stamp Duty reductions end!1 -
Paperwork signed at the solicitors today in preparation. For exchange hopefully this week0

I've started to pack today, I just couldn't resist. Well not pack but I listed a bunch of photo frames for sale and cleared off a shelf. I found a random box that was really good, and put the new bedsheets I bought in it.
I'm still going to be months away. I can totally see us not moving in until Christmas but I just want to start decluttering.0
