    I used the government calculator and got the same figure by putting the sale date as before and after the 30th but who knows! 

    I really thought it was 0 up to 300k etc. but I'm doubting myself after reading three articles that said otherwise.
    It is 0% up to 300k and 5% after up to 500k

    Yes that is the stamp duty ‘holiday’ if you are a first time buyer then the ‘holiday’ doesn’t apply

    Ah thanks. The property is over £500k so doesn't apply. If I manage to complete by the 30th I could save 2% on an additional £125k, so will save £2.5k.

  • So our vendor is apparently quite upset that the spray foam insulation he was told would improve his home is actually detrimental and knocking value down, so we are waiting to hear about our reduced offer. It’s the stamp duty deadline in 16 days, and we’ll need to adjust our mortgage application, so it’s all starting to get a bit nail biting 😬😬😬 we are packing anyway, just hope we can get a date soon, and get a removal company, if there is availability. Is anyone else cutting it fine?

  • Our buyer's solicitor sent over enquiries finally but they are on some kind of Portal our solicitor won't/can't use. Has anyone come across this? Our solicitor has requested it in writing instead. Nothing is ever simple. 
  • So we now have our pack through. Am waiting to hear back from the solicitor on a few things on contract and a charge which is showing up on Land Registry but not the local charge search.

    We are buying through probate and 2 daughters are dealing with the sale. On the contract they are down as separate addresses. We are ftb and I am buying with my partner and we currently do not live together however have been put down as of the same address. Anybody come across this before?

    Update, good news: vendor has agreed to price negotiation, we just need to adjust our mortgage application. Bad news (there’s always bad news): they’re away for 3 weeks from 22nd
    so need all paperwork to them to be signed by then. Even more nail biting than waiting 😬😬😬
