    just to let everyone know..the vendor did not want to drop the price by 50k due to valuations and instead is renting it out
    so now battle with solisitor to ensure I dont get charged for fees as no fault of my own has it fallen through so I should only be liable for the searches costs. 
    back to square one which is where I started lookin in March and now feel like giving up until next summer maybe will see.

    We have exchanged yesterday! It's been 6 months since we went on the market, with first set of buyers pulling out we had a bit of a delay and then had a big delay this time around with the management company not playing ball and not replying to enquiries. Our buyer's solicitor went to the management company directly and managed to get all the replies, our solicitor was useless. We thought with such slow progress, we'd miss the September stamp duty deadline, but it all worked out. Now off to order packing materials, movers and packing up our live. Congratulations to everyone who has exchanged/completed this week.

    Hopefully it’s £6k as the roof quote was £12k, taking a £230k mortgage to £224k, waiting on vendor to accept/negotiate.

    Are you expecting your solicitor to work for free if they've incured time on your case?  Never wise to battle solicitors as they are masters of litigation.

    another week gone by
    we have had to start taking stuff to storage just in case our house does complete it’s sale this month
    as new ones not ready till end November 
     
  • A quick update from me, everything went like clockwork yesterday aconnd we completed!!! 🥳 🏡 🔑 

    After the last few weeks I was expecting one final drama but nothing which was an amazing feeling 😁

    We knew the place we were buying needed work but I expected the vendors to leave it clean and tidy - nope! So now surrounded by boxes whilst we deep clean 🧼 But….we’re in and that’s all that matters.

    A big thank you to everyone on this thread for keeping me sane and providing advice - you are all fab! Good luck for everyone still waiting to exchange and complete 🤞🙏 🍀
