I think 11am/midday is the standard, so you'd have the morning to load the van and basically have cleared the house ready for completion.Signature down for maintenance :rotfl:0 -
I've called my solicitors office today at 11am, 1pm and 3:30pm... Solicitor was out of office, at lunch and then with a client. The receptionist has flagged it as urgent, and been very friendly, but this seems to happen every time...
Debating whether to call again at 4:30 just before they close. We were promised Wednesday and Friday updates and haven't had either.Signature down for maintenance :rotfl:0 -

Everyone knows that its impossible for all in a chain to be packed & out of their home by 9.00. I think common time is 13.00, but as soon as your solicitor has received completion funds, then the house is no longer yours, but belongs to your buyers.
Removal men are adept at loading everything in a few hours, but problems can arise when vendors aren't really prepared, or are doing their own move. So what often happens is that most of the chain will be packed up in vans, parked near their new home waiting for keys, but one or more will hold things up. Just try to make sure that's not you0 -
Congrats @cheeky-peach! Had an update from my conveyancer this afternoon that we're waiting on the vendor's conveyancer to respond to a couple of final enquiries. Bit annoying as they look like a simple document and responses to 2 yes/no questions, and they've had them since Aug 6! Conveyancers seem to be incredibly good at only responding to parts of emails and enquiries. Anyway, I've chased it through the vendor's EA (who seem to be pretty on the ball and good at getting things moving) and said it's causing a hold up, so hopefully they'll respond next week. I'm due back in the office next week, but currently living 200 miles away, so really want to get this sewn up sooner rather than later!"We're going to need a bigger boat."0

I didn't call again, but emailed at 4:30 to ask for an update.
Surprisingly our solicitor replied, but only to ask for authorisation to pay for an LPE1 form... which I thought we'd agreed wasn't needed, as our estate agent has been the only person to mention it, and our buyer has already raised leasehold enquiries. I don't mind paying for it, but I'm worried about how long it'll take to come back.
It's like getting blood out of a stone trying to get updates, nobody seems to actually know what is happening, and I'm half-expecting to go back to solicitor #3 next week... when we called earlier, I asked to speak to her if our solicitor was still unavailable, as she's more senior... She's been on AL this week.
I've never wanted a glass of wine more!Signature down for maintenance :rotfl:0 -

Hopefully, just annoyed they've waited until last minute to get a survey when they could have done it months ago.
