    I guess how long it takes depends on how quick they can contact everyone to get the go ahead and assuming everyone else is still keen? What a stressful time!

    We are supposed to be doing both today, heard nothing yet but watching my phone like a hawk for any sign of an email or call... all outstanding funds from our end have been sent to our solicitor earlier in the week and I even rang our lender myself yesterday to confirm they'd sent the mortgage funds. 

    It's a really straightforward purchase, no chain, it's just us as FTBs and the vendors selling their parents' house, which is already empty. Really hoping it all goes ahead fine but I am a chronic worrier!

    Selling to FTBs, buying from someone with no chain. Should have been incredibly straightforward. Alas...

    15/06 - Buyers offered, offer accepted after some haggling over price
    15/06 - Property removed from market, offer letters sent out
    17/06 - EWS1 provided, solicitors (instructed when property was put on market) alerted to sale
    19/06 - Viewed a property, verbal offer put in
    21/06 - Best and final offers requested
    22/06 - Offer conditionally accepted, final viewings still to take place
    24/06 - Offer officially accepted on purchase
    24/06 - Solicitor instructed for purchase
    25/06 - Memorandum of sale sent out for purchase
    25/06 - Memorandum of sale sent out for sale
    25/06 - Mortgage broker contacted
    30/06 - Mortgage application sent to lender (NatWest)
    30/06 - Draft contracts issued for sale
    01/07 - Draft contracts issued for purchase, searches requested
    05/07 - Signed mortgage deed sent
    10/07 - Mortgage Offer received
    21/07 - Mortgage Deed received from solicitor
    21/07 - First buyers' enquiries raised and replied to
    03/08 - Still awaiting reply from buyers' solicitor on any further enquiries
    23/08 - I caught an issue with the lease on the property I am buying (short least of 65 years, shared of freehold conversion flat, neither solicitor nor bank had caught it). 
    23/08 - Solicitor requests informal lease extension (via deed of variation) of 125 years from vendor prior to completion
    25/08 - Further enquiries from buyer raised
    26/08 - Further enquiries settled
    08/09 - Final enquiries from buyer raised and settled. Sale is now ready to exchange
    10/09 - Still awaiting reply from buyers' solicitors on lease extension. Lender now refusing to allow exchange unless lease has been extended
    12/09 - Buyers coming into measure place


    I had really been hoping to exchange and complete before the end of the month, but this darn lease extension issue has now thrown a wrench in everyone's plans. At least I know everyone is committed to this - the buyers are keen and have requested a second viewing this weekend to measure stuff, and the vendor had actually requested a completion date last month; all the more annoying that they are now the ones holding everything up. I'm hoping I will see a light at the end of this tunnel soon, but the stress is eating me alive at the moment.
