    Totally agree. I am a project manager as well, and 95% of my work is making sure information flows to the right people at the right time, and holding people to account when they don't do what they are supposed to be doing. Conveyancing in England doesn't appear to operate under the same principles at all, yet it is a situation where a project management approach could yield massive benefits. In fairness, many good EA's have post sales teams who do their best to manage the fallout of all of this, and I know that my own EA has been absolutely amazing, patient and thorough, but many of the cheaper EAs might not have these people! I wonder how many sales fall through as a result of poor communication - I bet it is a lot! It all seems to be a complete shambles and it cant be reformed quickly enough in my humble opinion!

    Hi everyone,
    Could someone advise me if I am being impatient or is this normal.
    We received the memorandum of sale 25 August and since then draft contracts have gone out to our buyers solicitors and we have our mortgage offer. However there is still nothing from the vendors solicitors? I was told yesterday one document was missing but this had been resolved but still nothing. It seems like a long time for me to not to receive initial documents??
    Ours took 8 weeks
  • Anyone ever exchanged and/or completed while on holiday? We have sold our apartment, and the house we're trying to buy is vacant and chain-free, and it looks like we'll be ready to exchange early next week, but we're away from for two weeks. So I'm thinking it should be rather less stressful than it might otherwise be.

    the enquiries for our purchase are satisfied

    and the five enquiries from our buyer are straight forward paperwork requests

    We've had threats of this in our chain. I keep trying to remind myself that 1) I'm not holding anything up, so there's nothing I can do to speed along the process and 2) the saving this time, while certainly not nothing, is not so much it couldn't be saved up. I find it hard to believe people will actually give up entirely on selling/moving because of missing the deadline.

    They would be pulling out because  their mortgage offer ends apparently 
    Same thing in our chain - apparently one of the party's offer expires coincidentally on 30th Sep. I'm pretty sure you can get extensions on offers or reapply. Annoying ab more waiting, but you've already missed the deadline at that point 🤷 

    No way of knowing how really the threats are Vs trying to put the pressure on. All you can do is get everything you can done, then it's in the hands of fate. 
    10th June - DIP submitted
    11th June - DIP referred to underwriter
    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back
    8th September - Contracts signed
    15th September - Deposit money transferred
    28th September - Exchange
    30th September - Proposed Completion
  • So, a quick update. After a rather manic 24 hours and urgent requests by the our buyers buyer (FTB) solicitor to HTB ISA for urgent funds release we have EXCHANGED!!!! Woo hoo 😁 completion set for tomorrow and currently in packing chaos.  A big thanks to you all for keeping me sane these last few days 🤪🤯🙏😁 x

  • We exchanged today! Barclays have released the funds and the status online is 'completed' and our solicitor sent a letter stating we'd completed  on the 9th even though we were going for completion on the 10th. 1 set of keys are in a 'key box' at the property and another are with the EA.

    So perhaps we've completed too...either way we're moving tomorrow...

  • Not much of an update from me, sadly... Our solicitor hasn't been in contact at all today. Our estate agent emailed at 7am to say that she'd finally clarified the mortgage situation of our buyer... he's had his existing property valued, last week, for a remortgage. He'll get the results from the underwriter on Monday, and then he can book his valuation of here... so no idea how long we're looking at for that, really. He's using Kensington. 

    No news from the rest of the chain, either, but I haven't chased - spent today in the Antenatal Assessment Unit with reduced movements, so it's been left to it's own devices a bit.
