    Luckily I’ll have an overlap with my flat so don’t have to physically move on completion day but as the time ticks on I’m getting more anxious! 
    We are lined up to complete on the 20th x

    9/8 - Mortgage Deed signed and witnessed.

    12/8 - Survey completed. Nothing major. 
    23/8 - Home buyers report received.
    6/9 - Enquiries response received.
    15/9 - LISA deposit paid to solicitors
    5/10 - Contract signed

    27/10- Seller pulled out at exchange

  • After 4 days of chasing, my vendor's conveyancer is finally replying to our queries after sitting on the responses for the last month. I've calculated that to complete on the 30th, funds would need to be requested by next Thursday at the absolute latest. So panicked that I'm now going to miss out on the remaining stamp duty relief due to her incompetence. It just doesn't feel like enough time, but I'm trying to remain positive.

    Our survey is due back next week and definitely considering another viewing now after reading this! We're nearly a month since our offer was accepted and we've heard absolutely nothing from our solicitor as they're still waiting on initial docs from the vendor's solicitor :unamused: Our mortgage offer came through weeks ago!
    I'd definitely recommend it! We had a few things on the survey that weren't worries but it was good to go and have a look at them, and also I feel like once the survey has been done it's a good excuse to go measure things up. That seems quite long to be waiting for your initial documents, it might be worth speaking to the EA to see if they can move anything along? You can ask about that second viewing at the same time!

    How frustrating that they have held it up for so long only to have you rushing around now to complete in time to beat the deadline. If you only have those queries left though hopefully they will be straightforward for you!

    My mortgage advisor at my lender says that they only need 24 hours notice for funds so check with your lender 
  • Our buyer has allegedly had the wrong type of valuation, and so it needs to happen again, and go through the underwriters again, before they can value here. 

    I can't see how that can happen before the end of the stamp duty holiday. Our EA has apologised and said they'll update us when they know more, but I just can't see it not collapsing from here... I don't even know what to reply with.

    Our offer was accepted 28/7 at the same time as we accepted offer on sale. Mortgage approved 16/8, all enquiries are answered and we have negotiated price, we are looking to amend our mortgage application and hopefully complete by 30/9, but our solicitor has been exceptional in terms of efficiency.
