EA tells me they’d been overlooked but were submitted just before bank holiday in August and we’ve been waiting ever since. Chased today but still no progress.Our buyer (cash buyer) has been waiting over a month (we are all done on our sale) so the stress is really cranking up that we could lose all this at the last minute through a solicitors complete inept ability.Have to beat the stamp duty deadline. No ifs no buts.
Similar position, our sellers solicitors are terrible, but we decided a while ago that whilst the £2500 saving would be handy it isn't a deal breaker for us. But, our purchase depends on our sale, and all parties in the chain below have been ready to complete since July!! So far, with a bit of persuasion, the chain below have been incredibly patient but I suspect that is wearing thin now.19/7: Sale property on market

I’ll actually be mad, I think the worst part is it’s out of my control, if I could do my own conveyancing it would be done but you are relying on a 3rd party who can’t be contacted by you directly!!!scottie21 said:

Even the EA has not responded to us and we were supposed to go and view to measure up. The solicitors at top of the chain are apparently still waiting for their client’s signed contract! Hi all.... I took a while off for my mental health because my sale wasn't going anywhere. It's STILL not going anywhere and I've hit utter frustration... the vendor hasn't answered any new enquiries since the end of June (except to say that they're not willing to pay for any part of my stamp duty). They're not even forwarding on documentation about the timeline of the enquiries that they say they're waiting for answers from the landlord about - if they've asked in a timely manner and haven't had a reply then they should have nothing to hide, right?So I'm going to go back out looking and if I find something better I'm going for it.1

So the vendor's solicitor has responded to our enquiries with... no response. She's claiming that the vendor hasn't answered the questions asked of them a month ago yet, but the EA spoke to the vendor yesterday who said she answered the enquiries a few weeks ago. The vendor's conveyancer also claims to be chasing the vendor for answers, but she's the one that it took days for anyone to get hold of, so I find that difficult to believe. I think she's just stalling to try and have one less case to try and fit in before the stamp duty holiday ends."We're going to need a bigger boat."0

This is very true - we're going through Nationwide who did a physical valuation but didn't have a problem with it for our mortgage. If you're planning on removing it anyway, then hopefully it'll be okay.scottie21 said:

I think our move ends here. No update from the buyer on timescales for his new mortgage valuations... but our solicitor revisited the partial loft conversion with our bank, and they've now decided they'd like to do a physical valuation. They requested access last week but our solicitor hasn't responded, so they're now saying it'll be next week at the earliest, and we knew nothing about it. I suspect the spray foam upstairs will put an end to this, even though we'd decided to remove it when we move in...
No hard news from up the chain yet, but I sort of wish it'd end so I could stop holding on to the hope.10th June - DIP submitted

Also, agree with those saying second viewings can remind you why you're putting yourself through this - we did the same and it gave us a little bit more motivation when we were feeling really worn down by it all.
We've been enjoying the sandy beaches of the South Welsh coast this week, and trying to take a break from the house stress, and while we have the rest of the chain seems to have sorted itself out. Funds requested by our solicitor for deposit Tuesday evening, and apparently we're looking at exchange either today or tomorrow! A lovely surprise for the end of our holiday!

*If* we can find movers, it looks like we are completing on 30th September! Our vendors are moving on that date, and our buyers rental period ends on the 30th. I had planned to get packers in but I’m now just happy with a van. The company popping round tomorrow to survey apparently has *a* space. We are only moving 5 minutes drive away so there’s the potential for shuttle runs.1
