    28th April - MIP submitted and issued
    23rd June - Offer Finally Accepted On A House!
    23rd June - Full application submitted through broker
    19th July - Mortgage offer received
    23rd July - Draft contract received
    26th July - Searches requested
    2nd August - Survey completed

  • So update from EA - vendor solicitor has had the enquiries a week and not even looked at them

    Our solicitor has tried to call new build solicitor for answer to indemnity condition, no response, everything else done just the indemnity conditions, solicitors hoping today or Monday… dragged on since April I’m so exhausted with it all.

  • Question, has anyone asked their solicitor To bypass enquiries?  My solicitor says they are pretty standard ones and couple which are more complex but will be covered with an indemnity policy (shock horror) 

    I am happy to pay for the indemnity policies myself, anyone any experience of this?

    A good friend of mine asked his solicitor to forget their enquiries as the whole transaction was running close to the wire, so it can be done.

    To be honest we had budgeted for SDLT, and we’re initially told by 3 separate EAs that it would be 4 months for conveyancing, so to get it done pre 30/9 would be amazing, but at this point it is a lot of stress for money we didn’t have anyway, and I’m honestly not that bothered if it’s after, I just wish they would give us a date so we can plan. It’s the not knowing that’s the hard bit.

    I think it will depend on the nature of the enquiries.Be mindful that your solicitors are also acting on behalf of your lender and it may be the case that certain enquiries have to be completed to satisfy your lenders requirements.
