  • I started reading this comment thread back in April when I started the buying process, then had to stop as it got too depressing for me! I think I'm finally getting close to the end through as a few weeks ago my solicitor did allude to hoping to complete in early September, but I haven't heard anything concrete since.

    The EA started chasing me recently as apparently the sellers' seller want to complete before the end of August (never mentioned before a couple of weeks ago), and as it seems that my solicitor is the slowest one out of the chain then I'm the one holding everyone up. There is only 3 working days left in August and I don't even know if all the enquiries are back yet, so I can't see an August completion happening - I'm proper stressing that this is what will cause the whole process to collapse :(

    You probably need to insist on an update from your solicitor as it’s now been 4 months so it’s understandable the chain is worried. Perhaps set out your expectations in an email and if you have no updates escalate it to the senior partner in the firm? Mentioning you will be escalating through their company’s complaint process usually gets the process to start moving. Good luck🤞x

    I know my buyers searches are due back and they can raise queries and they will need answering
    Our queries are with sellers solicitors (new build)

    some signing of things? And then exchange is possible?
     


  • Well after 12 weeks my daughter has exchanged and completed at the same time today. We both cried it’s been the most stressful experience and she has bought a new build and is a FTB. Good luck to everyone still waiting to hear. This thread really helped us realise we’re all in the the same boat and paying through the nose for the pleasure.

    I know how you feel! I only started process 19th July so only been just over a month but EA said completion by 24th September is possible as there is no chain but turns out its not as simple as that as vendor did not submit Land Registry until 30th July and now there is outstanding queries that vendor says needs developer to respond which is taking more then a week for response.

    So our mortgage went through really quickly, just waiting on the legal stuff now. Our solicitor initially said 2 months when we instructed at the end of the July so we got our hopes up for the SDLT holiday deadline, but 3 weeks in and it doesn’t feel like much has happened despite EAs and all parties in the chain being willing & optimistic (we are the only link). Reading this thread and seeing how long some have waited I’m less optimistic. This is our timeline so far: 

    19/7: Property on market
    28/7: Accepted offer from FTB
    29/7: Offer accepted on forward purchase, no onward chain, probate granted
    30/7: Solicitor instructed
    11/8: Mortgage application submitted directly
    12/8: All forms and initial payment returned to solicitors, ID confirmed
    16/8: Sale valued at price offered
    17/8: Purchase valued at price offered 
    18/8: Mortgage offer received

    Radio silence since. We have our full survey on our purchase today and our buyers coming for a second viewing. 

    My solicitors don’t have an online tracking service or anything, so it’s just sit and wait. It’s so frustrating feeling like nothing is happening!! I know we’ve been quite quick so far, and we were initially told by EA’s that it would be 4months for conveyancing, but we did get our hopes up with our solicitors initial optimism.

    We are moving out of an urban area of Liverpool to a more rural area north of the city and I just want to enjoy some of the greenery before the dark evenings hit (and save the SDLT money lol). 

    I really do hope we can be moving but 5 weeks today seems far too optimistic. 
    19/7: Sale property on market
    24-25/7: 22 viewings on sale property
    24/7: Viewed purchase, probate awaited, no chain
    27/7: Offer accepted on sale (above asking price) FTBs
    28/7: Asking price offer placed on purchase

    if your solicitors are motivated as are all other parties in the chain then it’s possible. The key seems to be to keep communicating. I think most people on here have set days or approaches for dropping an email to their solicitors and EAs to get updates…..I do it so they don’t forget me and are then more motivated to get rid of me! 😂

    Good luck everyone today, I hope u all have some positive news, going to keep myself busy this morning then email my solicitor lunch time to see if she’s received the mortgage funds ready for tomorrow but then I’m thinking what if she haven’t, I will then be stressing lol 😆
