Good luck Nebula!
Slightly, I'd have been on the gin earlier if it was me
Can I ask for opinions/a sanity check?
Long story short, we're 8 weeks into a chain. We took over from someone else who dropped out, so the rest of the chain is ready. We've got our mortgage offer, survey done, enquiries done, etc.
Our buyer has been rubbish. Waited 4 weeks before doing anything at all, then only instructed when an estate agent higher up the chain kicked off. We were told their mortgage offer and searches are in, and we're waiting on those. Okay... but our sellers EA & an EA from higher up the chain have both called today and said they've been told contradictory information, and I've just called to try and clarify, and they didn't know, but also said they have heard some of the management pack is missing, along with some title deeds... Nobody else seems to know about that!
I've emailed and called our solicitor every day since last Wednesday (excluding the weekend). No callback. They've marked this one as "urgent"... Is it reasonable to call and ask for someone more senior? I don't want to be a pain... but I also really wanat to know what's going on.
(I'm 23 weeks pregannt, which might be affecting my judgement!)

I am in annoying situation.
I should have my mortgage offer by Friday and the original exchange date was 10th September but annoyingly the vendor did not expedite the land registration until 2 weeks after offer accepted. that should been done by tomorrow as 10 days turn around but outstanding query from HM LR which vendor cant answer and needs developer solicitor involved! also the management company of the leasehold was only agreed first week August even though building was completed June 2020 so dont have management pack still. hoping to complete by 31st september for last stamp duty savings.0 -
Me too! Checking emails constantly! We haven’t exchanged today so either tomorrow or on the day! Hoping it’s ASAP!0

but Wakefield isn’t showing so go to the LA page https://www.wakefield.gov.uk/planning/local-land-charges it has a number to contact with queries so might be easier to ring as currently showing 48 hours turnaround. Hope that helps x0 -

I started reading this comment thread back in April when I started the buying process, then had to stop as it got too depressing for me! I think I'm finally getting close to the end through as a few weeks ago my solicitor did allude to hoping to complete in early September, but I haven't heard anything concrete since. The EA started chasing me recently as apparently the sellers' seller want to complete before the end of August (never mentioned before a couple of weeks ago), and as it seems that my solicitor is the slowest one out of the chain then I'm the one holding everyone up. There is only 3 working days left in August and I don't even know if all the enquiries are back yet, so I can't see an August completion happening - I'm proper stressing that this is what will cause the whole process to collapse0
