How often should u email your solicitor, I emailed 2days ago about the grant of probate, solicitor said she will chase other side and still haven’t heard anything, just want to know if sellers solicitor have now received grant from probate solicitor and we can start moving forward
Probably better addressing this question through the estate agent. Shorten the line of communication.

Our solicitor has set a deadline for the end of today for the top of the chain to agree to our completion date next week.

To be honest I have almost zero confidence in their ability to do anything right, and I fully expect them to just ignore the deadline like they have everything else. Very tempted to pull out completely if they can't do this.
Not the solicitor that agrees the completion date. It's their clients. Everybody has their own agenda. Wasting time is a way of people getting their own way.
  • Ok how long does answering on enquiries take
they went to our purchaser solicitors today
    (new build)
with the basic enquiries for right of ways house number etc
Unfortunately there isn't a set timescale.  Some can come back quickly, overs could take weeks.  If they are straight forward a few days if the person is proactive.  My solicitor sent 3 simple enquiries on 30 July and they still haven't had a response.  Our vendors say they have responded to their solicitor but they are now on holiday.  So frustrating!

In this case it really does seem that it is the solicitor. All the clients have agreed, but the solicitor has been incredibly slow at dealing with some long-running issues - particularly one which was entirely caused by the solicitor - and generally very poor at communication. We've already missed agreed dates because of the solicitor. Question now is whether they can act quickly enough to meet our tight timeframe.

We've been told that they have agreed to it, but not received anything direct from our solicitor yet which is the point I'll start to feel a little calmer.
  • I can see exchanging end of august slipping away and i really needed to

  • So last day of the week and praying that we get some sort of update today about our buyers position plus whether my solicitors have received the responses to final enquiries 🙏

Everyone agreed to a date 3 weeks from now to complete / move several months ago so I just want to get to exchange so that I can start sorting utilities, mail redirection and school arrangements for the boys 😬 x
