    Sound like you are close but I'd say it depends on how far along the rest of the chain is (if there is one) in completing their paperwork. We are buying/selling in a short-ish chain of 3. Yesterday we sent off the signed contract and land registry documents, but then it all still has to work its way to our buyers/vendors.

    Solicitor seems hopeful we might complete as early as next week, but this final stage of waiting for a date is agonising. We are so close and starting to mentally move into the house, but aware that it could still fall apart! I wish you luck (and a short chain!)


    Thankfully no chain, the seller told me their solicitor had everything from their side.. so hopefully good to go soon! Thank you so much - best of luck to you too! :)

    Sounds like it’s imminent if you have transferred your deposit. Might be worth dropping your solicitor an email to check 😁

  • Morning everyone, sending lots of luck as always!

    We have a completion date for next Wednesday agreed, booked movers now for Thursday – hoping everything can go smoothly as I feel the universe owes us that for the stress we've had for the past 5 months!! haha
  • So our onward purchase is literally hanging by a thread due to either, our buyer’s solicitor not sending the Santander the indemnity policy document or Santander not picking up the document when it was sent. We were all set to exchange last week when suddenly, it came to light that Santander had not received the document. It was resent last Friday but a week on we have heard nothing!!!! Everyday we are asking for updates, we get told it’s been escalated and we’ll hear in 24 hrs… still nothing… oh might be another 48 hrs!!! There is literally nothing left for us to do but I have got to the point where I really feel that our buyer’s solicitor has really messed up and is not being truthful with either our buyer or our EA, who has also worked very hard pushing things for us. Our vendor is not patient as I’ve said in previous threads. Already I face paying three lots of conveyancing bills as our main residence fell through earlier in the process. We will owe the best chunk of £5K!!!! Apart from the obvious things of rattling cages and banging on doors, is there anything else I can do???? I’m feeling pretty rubbish due to us holding everyone up through no fault of our own!!!! Any advice welcome!!!

    Thank you! Yeah I know that can happen but we aren’t even here on completion so it’s stressing me out more.

    Really sorry things aren’t going as expected, it’s so frustrating as you have no clue who to
    believe. What has your EA said? Have they spoken to your buyer to find out why it’s taking so long? Hopefully you will get some good news soon 🤞x

    Update from me, solicitors working on file and had an email saying she’s sending paperwork out for our signatures does this mean we coming to the end and can soon be ready to exchange  🤞🤞🤞
