  • Just in response to the solicitor discussion, our solicitor is great. Keeps us updated daily at the moment and always responds within the hour.

    Our sellers solicitor is so unreachable and doesn't respond and we're furious. We've been ready to exchange and complete for weeks, and we missed our last completion date because they failed to let us know in good time that the solicitor at the top of the chain was on holiday and therefore couldn't complete, so we've been sat here for 4 days in a packed house waiting for a new date. We have so little confidence in the solicitors above us being capable of reaching completion that we're very close to walking away.

    I feel your pain. Our sellers solicitor is the same, one excuse after another, and generally unresponsive and poor customer service. We are almost 12 weeks post our offer being accepted (end of May), and it has been a saga even getting them to share the sellers pack with our solicitor - it took them almost 6 weeks before they even engaged with our seller (their client) to start the process off despite our seller engaging their services on the Monday after the offer was accepted, to the point that they didn't even send him the sellers pack until mid-July. Meanwhile, we had the homebuyers report and valuation and our mortgage offer back in June and our searches are back - and now waiting on confirmation that the lines of communication are open enough for the legal enquiries to finally be completed and contracts to be drafted etc and we still no indication of timelines. So frustrating - our poor seller has been tearing his hair out as he wanted a quick sale and no onward chain, and I am desperate to get moved as well. He is buying now, but the conveyancers took it on themselves to try to link his sale and his purchase together, which is not what he asked for! Whilst picking an internet based conveyancer may not have been his best option, in my mind there is still no excuse for shoddy customer service, of which he has seen an abundance.  He has finally given them what for, threatened to report them and reminded them who is paying them. I have to say that I would have sacked them months ago! It looked like our chain was about to collapse on Friday as my buyer and the FTBs at the bottom have all been ready to exchange for weeks now and they are getting impatient with the endless excuses, delays and lack of updates. It seems as though this is a far more common issue than I thought, so now taken the decision to step back a bit for the sake of my sanity, not stress about it and let them all argue amongst themselves and just tell us when we need to do something. I am now only asking my very good EA and solicitor (as per yours, normally responds within an hour) for 2x weekly updates.

  • My solicitor not as bad though as the solicitor of my sellers - they are using 'countrywide convenyencing' - I googled them and they have terrible reviews. Now holding up my whole sale/purchase transaction by not responding to enquires from my solicitor - I knew things were bad when my solicitor actually e mailed me asking me to chase them up through the estate agent! First time buyers buying my house and buying a no chain house - yet process has being going on for 14 weeks!
  • Hi! I’ve sent off my contract / final bits for signing, which will be with my solicitors today. The sellers solicitor already has their paperwork. I’ve transferred my deposit.. any ideas how long exchange might be from now? FTB here, so no idea if the actual exchange is a quick or slow process.. (or is it the standard “how long is a piece of string” scenario)

    i think they know I’ll call twice a week anyway lol

    just paid for the management pack they’ll need

    Sounds like it’s imminent if you have transferred your deposit. Might be worth dropping your solicitor an email to check 😁
